| With the acceleration of the aging process,in order to solve the problem of imbalance between supply and demand in the elderly care market,the state has given great policy support to private enterprises in the development of elderly care products.my country’s younger age structure of the elderly population and the thriving needs of the middle class have brought opportunities to the elderly care market.By learning from the development experience of foreign senior care communities,real estate-based senior care communities have become the current focus of domestic enterprise development.This kind of comprehensive residential community product that connects home-based care with institutional care by relying on the community housing model is recognized by the current elderly.However,the current wide variety of product types has brought difficulties for other companies in the process of choosing a community organization model.The root of the problem lies in the similarities and differences in the spatial form and scale of the senior care communities developed by various companies in response to different location characteristics and different customer groups.This article selects the domestic and foreign elderly care community cases,sorts out the organization generation logic of the research object,and obtains its spatial organization mode.The spatial organization model of the real estate-type elderly care community is an ab stract refinement of the spatial organization rules of different elderly care communities at home and abroad.Its content is mainly divided into two aspects:(1)The representatio nal characteristics of spatial morphological organization under different location charact eristics;(2)Functional allocation under different location characteristics Than the interna l law of the organization.On this basis,considering the differences at home and abroad,there may be different organizational models under the same location characteristics.Aiming at the research on the external representation characteristics and internal operation rules of the real estate-based retirement community,the core work of this paper is divided into the following four contents.First of all,according to the two location types of landscape tourist areas far away from the city and urban suburbs close to the city,six typical cases of senior care communities at home and abroad are selected,the basic situation of the cases is analyzed,and the planning structure and functional product characteristics are emphasized.Secondly,from the perspective of morphology,using the research method of system theory,the spatial organization elements of the senior care community are divided into location selection,spatial structure,functional organization,transportation organization and landscape organization,and focus on the analysis of the six senior care communities at the level of each organizational element.On the characteristics.Thirdly,based on the organizational relationship of location selection,spatial structure,and functional organization,two spatial organization models of real estate-type elderly care communities are abstracted,namely,the spatial organization model of health care and residence type and the spatial organization model of facility sharing.Finally,on this basis,from the four levels of location market value,functional demand characteristics,organizational system characteristics,and spatial organization methods,the internal laws of the two functional spatial organization modes of the real estate-type elderly community are summarized;from the spatial form level,Summarize the morphological organization mode of the real estate-based senior care community;from the area ratio level,sum up the function ratio model of the real estate-based senior care community.Through horizontal comparison and vertical research methods,the various types and rich content of real estate-based senior care communities are summarized and combed to provide reference and reference for the subsequent development of real estate-based senior care communities. |
