The Post Occupancy Evaluation And Optimization Design Research For The Elder-adaptivity Of Community Center In Guangzhou And Shenzhen Area

At present,The aging population is growing faster and faster.The community,as the main living place of urban residents,is important for creating a livable living environment for the elderly.Therefore,promoting the construction of community to create a suitable environment for the elderly has become essential.Since the "community service" was put forward in the mid-1980s,the disadvantages of insufficient community pension facilities and scattered distribution of supporting facilities are becoming increasingly prominent.The new type of centralized community centers are still in the initial stage.Problems such as improper allocation of pension functions and lack of elderly-oriented design are very common in the completed cases.Therefore,this study selects 5 typical community centers from Guangzhou and Shenzhen as the research object,focused on the elderly-oriented design,From the qualitative and quantitative perspectives,investigated the users’ behavior,psychology and satisfaction and Analyze the characteristics of the space environment used by the elderly through the post occupancy evaluation(POE).Based on the above analysis,this study proposed the optimal design strategies adapted to the spatial environment.Firstly,this paper summarizes the development process,functional configuration,layout mode and basic characteristics of the domestic community centers through literature research,and look into the characteristics of the elderly and the research status of community facilities for the elderly,as well as the theoretical connotation and methods of POE,which lays the theoretical foundation for the following chapters.The subsequent pilot study is the preparatory work before the POE.After the field investigation of the community center construction in Guangzhou and Shenzhen area,five representative research objects were selected.The research object was analyzed from the basic situation,functional configuration,spatial environment,management and details design for the elderly.And according to the previous studies,field research and problems found in the interviews,this paper established the evaluation index of ageability.Then based on the preliminary analysis and the ageability evaluation index,the POE research was conducted from two different perspectives,namely quantitative satisfaction evaluation and qualitative behavior observation,to summarize the existing problems of the community center and the successful models.Finally,in view of the problems found,this paper proposed corresponding optimization design strategies from six aspects of spatial comfort,spatial safety,spatial readability,functional suitability,management quality and suitable facilities.Through the reaserch,it is found that the five sample community centers have the characteristics of diversified functions and intensive layout.The enclosed layout combined with the community square,which ensure the scale of each part of the community center and create continuous indoor and outdoor activity space;some considered the needs of all ages and multiple types in the functional configuration;In the case of compact layout,some improved the space quality by means of interior design and space construction.In terms of management,different facilities have different opening hours.These are successful experiences worth drawing lessons from.But there are also problems,such as functional configuration does not match the actual requirements.The scale of functional space is unreasonable;The limited area leads to the lack of space comfort and the disorder of functional zoning;the details of suitable for the elderly are overlooked and the facilities for the elderly are not complete.In view of the above problems,this study proposed new functional allocation suggestions based on the results of POE,and the appropriate scale proportion of recreational facilities and social welfare facilities.It is suggested that the commercial service should pay attention to the supply of leisure and entertainment services and health services.In this paper,the spatial similarity and time staggered functional composite utilization methods are proposed.The spatial scale and l layout were optimized,and the day care unit and activity unit in the community center were laid out in detail.functional layout was adjusted to adapt to the different management style.At last,barrier-free design and elderly-oriented facilities were improved.
