Construction And Empirical Study Of Post-Occupancy Evaluation System Of Community Elderly Service Facilities

With the development of various undertakings in the social and economic fields of our country,the issue of old-age care has gradually become a new challenge faced by the whole society.The problem of population aging in my country is becoming more and more serious,and the pension situation is becoming more and more severe.Strengthening and optimizing the construction of old-age facilities has become an important entry point to solve the problem of old-age care in the whole society,and it is also a research hotspot in various disciplines.Based on the architectural discipline,this research integrates management,economics,sociology and other multi-disciplinary perspectives.On the basis of fully summarizing relevant theoretical concepts and domestic and foreign research results,using Post-Occupancy Evaluation as the technical method,Based on the three key links of architectural planning,architectural design,and completion and use,a Post-Occupancy Evaluation system for community elderly care service facilities is established from three levels of operation efficiency,space environment,and sensory behavior.The sample conducts Post-Occupancy Evaluation research in the whole process,and proposes corresponding optimization strategies for specific problems.The research results are as follows:(1)The Post-Occupancy Evaluation system of community elderly care service facilities consists of three levels:operational efficiency,spatial environment,and sensory behavior.At the operational efficiency level,three indicators are selected from the perspectives of input and output for evaluation;at the spatial environment level,the five dimensions of safety assurance,physical support,indoor comfort,psychological support,and cognitive support are subdivided into 83 Each item is evaluated;at the sensory behavior level,a combination of qualitative and quantitative methods is adopted to describe and quantify the user’s subjective feelings.(2)Select 23 community elderly care service facilities in the central urban area of Wuhan to establish a sample set,and conduct research with the help of the postuse evaluation system established in the study.The results show that in the "efficiency" of resource input and output,the community elderly care service facilities built in the central urban area of Wuhan generally suffer from waste of resources,the overall performance of operational efficiency is poor,and the overall evaluation results at the spatial environment level are poor.The overall evaluation results at the behavioral level are relatively good.(3)On this basis,a statistical study of the data found that there is a coupling phenomenon in the data between the evaluation results of the facilities at the sensory behavior level and the evaluation results at the space environment level,that is,the facilities with a higher level of space environment construction are more likely to be used by users.Satisfaction with the facility is also relatively high.(4)By analyzing the evaluation results,summarize the problems existing in the sample facilities in terms of operational efficiency and space environment,and propose improvement strategies from the aspects of architectural planning and architectural design.(2)Select 23 community elderly care service facilities in the central urban area of Wuhan to establish a sample set,and conduct research with the help of the post-use evaluation system established in the study.The results show that in the "efficiency" of resource input and output,the community elderly care service facilities built in the central urban area of Wuhan generally suffer from waste of resources,the overall performance of operational efficiency is poor,and the overall evaluation results at the spatial environment level are poor.The overall evaluation results at the behavioral level are relatively good.(3)On this basis,a statistical study of the data found that there is a coupling phenomenon in the data between the evaluation results of the facilities at the sensory behavior level and the evaluation results at the space environment level,that is,the facilities with a higher level of space environment construction are more likely to be used by users.Satisfaction with the facility is also relatively high.(4)By analyzing the evaluation results,summarize the problems existing in the sample facilities in terms of operational efficiency and space environment,and propose improvement strategies from the aspects of architectural planning and architectural design.
