| With the urbanization rate of China has exceeded 50%,the pattern of current urban planning has to be transformed from the previous incremental planning based on extensive increase of construction land to the inventory planning based on activating existing construction land.Also,the focus of the planning has to be changed from the previous urban expansion to the activation and renewal of the old urban area.There are more and more problems in the old urban area now,especially in the areas which were built to solve the large number of housing need in the1960s-1990 s.Where the low-standard service facilities,decrepit buildings,environment are unable to meet the growing needs of city dwellers now,therefore,these areas are eager for systematic renovation.At present,the renewal of old urban area of Dalian City lacks systematic management and guidance,also,the government does not understand its responsibilities in this project and how to guide the developers.To build high-capacity communities has become one of the most common patterns in the renewal of old urban area,which has had a disastrous effect on the urban texture,spatial pattern,historical context and characteristic features of the city.Also,the public facilities can not be built due to the lack of land and thus,the living standard of local residents can not be improved in the short term.In this background,based on the study of previous studies on the renewal of old urban area,this paper summarizes the theory and practical experience relevant at home and abroad.By the survey of the areas of Jiefang Road in Dalian,this paper investigates the development process,current situation and residents’ satisfaction,analyzes the spatial capacity,functional layout,roads,infrastructural and public facilities,summarizes the key points of the renewal of areas along Jiefang Road,and puts forward corresponding strategies based on the theories of collage city and micro renewal.Finally,according to the renewal strategies,the paper summarizes the main contents and the management system of the renewal of the old urban area at the level of regulatory detailed planning,and to provide decision-making basis for the urban planning authorities.In summary,the renewal of the old urban area is based on the discovery of the urban problems in these areas.The renewal methods that are easier to implement should be explored by combining with a variety of planning theories and methods from the perspective of inventory planning,so as to activate the existing construction land,enhance the vitality of the city,improve the living standard,improve the landscape and enhance the value of the lands in the old urban area.At present,the research of old urban area renewal is one of the key point in the research field of inventory planning,therefore,it would be meaningful to study and find the index system to manage and guide the old urban area renewal,as well as provide the basis and a better method to inventory planning. |
