| Arcade is a modern landmark architectural style in southern China,Southeast Asia and Japan.Guangzhou is the first city in China to build arcades led by the government,with the largest number of construction and the largest influence.In recent years,arcade has become the focus of cultural tourism,heritage protection,urban design and the transformation of old city style.However,in the transformation and utilization,there are widespread problems in commercial format and space utilization efficiency.In addition,in the study of arcade,the existing research pays too much attention to the form of arcade building and the construction laws and regulations,and lacks attention to the specific details such as the investment and use of arcade construction.It also generally ignores the stagnation of arcade construction in the 1930 s and the change of commercial buildings’ pursuit of large space.Whether the problems faced by the contemporary arcade reconstruction appeared a hundred years ago,this study will study the stagnation of arcade construction in the 1930 s from the perspective of arcade regulations,construction operation and real estate investment.This study adopts the research method of Annales School,regards the arcade as the product under the specific social and economic background,and no longer pays attention to the decorative patterns and characteristics of the times.The scope of the study is the arcade street built in Guangzhou from 1918 to 1933.The research materials include official archives,relevant interviews,newspapers and research materials.In terms of material organization,this study chooses case studies on construction operation and real estate investment as clues to organize relevant materials.In the discussion,the construction operation research emphasizes the inevitability of the arcade construction stagnation,and the real estate investment research emphasizes the contingency of the arcade construction stagnation.In this study,the laws and regulations,commercial building operatio n and real estate investment are studied.In the study of laws and regulations,this study pointed out that 1921 and 1929 were two important regulatory nodes,and finally made it clear that the stagnation of arcade construction in Guangzhou began in 1929;in the aspect of commercial operation,this study pointed out that the traditional arcade form could not adapt to the transformation of commercial formats in the early 1930 s,and could not meet the functional needs of most of them,and would eventually decline In terms of real estate investment,this study points out that arcade is a street built by small capital,which belongs to the mixed development mode of street and shop.From 1929 to 1933,due to the economic crisis,a large number of overseas Chinese remittances entered Guangzhou’s real estate industry,so the arcade construction funded by small capital met with a rapid cold,and the construction of arcade also had to stop. |
