| In recent years,China’s construction industry has developed rapidly,but with the government’s increasing control of the construction industry,the profit margin of the whole industry is shrinking,and the competition among enterprises is becoming increasingly fierce,which reminds the relevant enterprises to check and improve their management mode.In the whole management system,cost management occupies an important position.In order to ensure a reasonable increase in revenue,improving the existing cost management mode naturally becomes the primary measure of enterprises.For residential projects,the cost of the construction phase often accounts for a large part of the total cost.Whether the cost of the construction phase can be well managed is the key to the cost management of the whole project.In this paper,combined with the actual situation and related cost management theory,by the way of case analysis,through the earned value method and gray prediction method,the cost management of residential project construction stage is optimized.First of all,through a large number of reading and collating the relevant research materials of domestic and foreign scholars,this paper understands the current research status of cost management in the construction stage of residential projects,and determines the research content and methods combined with its own situation.Secondly,this paper introduces the related theory of cost management in construction stage,summarizes the purpose,principle and several specific management methods of cost management in construction stage,especially the earned value method and grey prediction method.Thirdly,this paper adopts the earned value method and gray prediction model to optimize the cost management of residential project construction stage.In the actual case,this paper analyzes the deviation of the existing cost management situation through the earned value method,checks the cost indicators,finds out the deviation,and finds out the problems that are easy to appear in the cost management in the construction stage.After the analysis of the cost data processing,on the basis of the establishment of gray prediction model,the cost of the construction process is predicted,according to the prediction results,the corresponding suggestions are given.Finally,this paper puts forward the corresponding safeguard measures.In the existing management mode,there are still a lot of deficiencies in the cost management of the construction stage of residential projects,but the root cause is that the existing management mode is not comprehensive enough.It not only needs to analyze and control the existing situation,but also needs to include the prediction of the future cost.Therefore,it is very important to optimize the cost management of the construction stage Righteousness. |
