Research On The Quality Management Of Fanhuali Community Construction Project

In recent years,with the rapid development of the real estate market,houses have not only been used to meet people’s basic needs for living,but also closely combined with education,pension,medical care,consumption and other factors.With the rapid development of the real estate market,the construction quality has attracted more and more attention,especially the quality of the residential community is directly related to residents’ life and property safety and happiness.Affected by the continuation of the epidemic and macro-control policies,housing prices and transaction volumes in third-tier and fourth-tier cities fluctuate slightly.In the short term,China’s real estate industry is characterized by investment contraction,shrinking new construction scale and declining sales volume.Recently,large well-known real estate enterprises continue to occupy the hot search due to the high debt ratio,and the investment capital pressure of real estate enterprises is relatively large,which may lay hidden dangers for the quality of the whole construction industry.Buying a house is a major ev ent for a family or even several generations.The quality of the house depends on its quality.Without good quality management,other indicators of the project become meaningless.Construction industry has entered the era of "small profit",industry competition is more and more "cruel",vicious competition,serious quality problems occur from time to time,the common problems of project quality is still relatively serious,owners complain from time to time.Construction enterprises to long-term development,objectively require construction enterprises to further improve and optimize the quality management system,through the "craftsman spirit" to win the market.From the perspective of the project contractor,this thesis will study the design status and possible problems in the follow-up implementation of the quality management system of the project construction in Fanhuali residential area,and comprehensively analyze the quality management of the project in Fanhuali by using literature research,field investigation,hierarchical analysis and other research methods.Firstly,summarize the research status of construction project quality management at home and abroad,lay a theoretical foundation for the research,introduce the research background and significa nce of the project quality management,and describe the core content and main research methods of the paper.Secondly,from the project location and construction scale,building structure overview,project construction characteristics and other comprehensive introduction of the project construction overview of Fanhuali community,from the quality planning,quality control,quality assurance three aspects of quality management status,analysis of the project quality management system may exist in the implementation of problems,Then,Delphi method was used to identify the influencing factors of project quality management,and AHP was used to evaluate the importance of the influencing factors of quality management.Then,according to the evaluation conclusions of quality management influencing factors,the quality management improvement plan is designed and implemented.Finally,with abundant quality management guarantee measures.The research content of this paper is helpful to help construction enterprises improve the quality management level of actual projects,enhance the core competitiveness of construction products and enterprises,and ensure the quality of project construction in Fanhuali community.
