| In the context of the rapid development of urban rail transit,the role of largevolume and high-efficiency rail transit in reshaping the urban spatial structure and guiding the rational layout of elements has become more prominent.Surrounding the rail transit station,the superstructure,underground space,and the commercial,occupational and residential facilities in the surrounding area are highly concentrated,and become the core node of the urban life scene.However,due to the long-term lag in the development of commercial space in the rail transit station area and the long-term lag in business planning,the conversion rate of station passenger flow to commercial passenger flow is insufficient,and the layout of commercial facilities in the station area does not match the use of residents.Therefore,it is urgent to plan and arrange the commercial space and business status of the station area to fully tap the potential,economic value,and social benefits of the commercial space in the rail station area,so as to realize the sustainable development of the rail system.This article intends to start from the perspective of business format adaptability and establish a research process of "background research-frame construction-problem discovery-problem analysis-problem solving",based on the macro and micro multiscale perspectives,to explore the site business format and site environment The interaction mechanism of the company,and proposes a commercial space optimization strategy.The thesis is mainly composed of the following four parts:First,based on the current status of commercial development,management and utilization of rail transit stations in my country,a background analysis and research overview are carried out.The concepts of station space and commercial format adaptability are analyzed,and the current commercial development of rail transit stations is explained.Contradictory background.In addition,this article also adds theoretical research related to business and management,and sorts out the classic theories of urban business development.Secondly,the method and purpose of the research on the adaptability of the business format are described,including the extraction of various factors and mechanisms that affect the business format.Based on cluster analysis to classify rail transit stations,the results show that the influencing factors of commercial formats in station areas are quite different.Therefore,this paper makes a horizontal comparison of various types of sites from the four dimensions of business format,influencing factors,sample size,and research significance.It is found that residential sites have business formats that are closely related to residents’ activities,reflecting the needs of users,influencing factors and site domains.The environment is highly correlated,and the sample size is reorganized,which has strong research significance.Based on the above analysis,the study selected 18 typical residential sites in the downtown area of Chengdu for in-depth analysis,taking residential sites as an example to analyze the adaptability characteristics and impact mechanisms of commercial formats in the rail station area.Thirdly,based on the theory of business format adaptability,this article constructs a commercial format adaptability evaluation model and index system,and uses principal component analysis to obtain the commercial format adaptability score of each site.Use the literature reading method to sort out the possible influencing factors,use the gray correlation method to screen,construct the influencing factor index system,and use the partial least squares regression method to explore the influence of various factors on the business format adaptability based on the business format adaptability score According to the mechanism,among the various factors that affect the adaptability of commercial formats,regional resources occupy a dominant position,rail transit resources are in a secondary dominant position,consumer characteristics are differentiating factors,and traffic accessibility is an auxiliary factor.Finally,in view of the shortcomings of the macro perspective in the previous article,we select typical sites to conduct a fine analysis of micro-scale,analyze the correlation between the use intensity of commercial facilities and the characteristics of residents’ activities in various periods,and explore the interactive relationship between the characteristics of micro-scale commercial formats and residents’ activities.Based on the previous discussion,this article starts from the principle of integrity,hierarchy and human nature,and puts forward five optimization strategies for the allocation of commercial facilities in the subway station area,and puts forward an operational optimization strategy for the allocation and construction of commercial facilities in the subway station area. |
