| After more than 40 years of development,real estate industry has shown obvious "financial instrumentation" in our state.The design of commercial housing has gradually lost its abundant space production capacity and has become a product of the era of mechanical replication.The negative externalities in the field of economics has been alienated to the field of architecture.This kind of alienation has caused the loss of residential value and the dilemma of "one side of a thousand cities ".The control of negative externalities of commercial housing is the guarantee of urban space and residential quality.With the development of macro cities and the renewal of micro-living concepts,it is necessary to study the generation principles and control strategies of negative externalities of commercial housing.The paper introduces the theory of externalities in economics,and analyzes the causes,types and solutions of the negative externalities of commercial housing from the perspective of spatial easement.The negative externalities of commercial housing are divided into spatial design negative externalities,planning management negative externalities and public participation negative externalities,and tools such as urban design,architectural programming and third sector organization are introduced,and three negative externalities are proposed control strategy respectively.On this basis,a commercial housing negative externality control system based on spatial easement was established.The spatial easement was used as the carrier and the current planning approval system was used as the basis,and from the three stages,land use,planning permission,and supervision and management,three control paths of negative externalities are introduced. |
