| With our country’s urban planning from incremental development to connotation improvement,the future community construction model has entered a vigorous period of development.The future community is a systematic and comprehensive project,which is very different from the traditional community construction.It must bear the needs of a better life,and take people-oriented,ecological and digital as the top-level design concepts of the community.For a comfortable and futuristic livable community,it is necessary to consider the capital investment of community development and construction in the early design stage of the project,so as to control the project construction cost within a reasonable range and realize the project value.In recent years,the government has frequently issued control policies on real estate,and the competition in the real estate market is fierce.Cost control has become the core competitiveness of enterprises.As an important part of cost control,target cost is highly valued by enterprises.The control level of target cost has been known as one of the important factors to ensure the success of the project and improve the performance of project management.Under the new construction concept of the future community,the understanding of its concept and the control of construction cost have become an urgent problem to be studied.Based on the above-mentioned status quo,this study takes the planning of new future communities as the research object,and from the perspective of real estate companies,the following researches are conducted on the target cost control of future communities:First,research on the calculation of the target cost of future community projects.First,the primary stakeholders of the future community were identified through literature analysis and their needs were obtained through a questionnaire survey.Secondly,combing through policies,cases,literature and other research,clarify the main content of future community planning and construction.Finally,the building configuration of the future community scene construction is studied in depth,and the target cost calculation object of the future community is based on this,and the target cost calculation path centered on the case reasoning technology is constructed.Second,research on the control points of the target cost of future community projects.Based on the sorting and analysis of the economic indicators of future community project cases,the key objects of target cost control are determined,and the key points of target cost control are summarized through the research of literature texts.With the help of the Delphi method and the AHP scientific method,the main points of cost control are grasped and the discussion analysis and case studies are carried out.To sum up,this research,based on stakeholder theory,quality function expansion theory,cost control theory,adopts case-based reasoning technology,Delphi method,analytic hierarchy process and other main research methods,provides an operational measurement path and a key point of cost control for enterprises to effectively control future community target costs.On the theoretical and practical level,it has certain reference and guiding significance for real estate enterprises to maximize the comprehensive benefit of projects and improve the level of enterprise cost control. |
