Research On Interior Optimization Design Strategies Of Short-term Rental Apartment ——Take Honggutan District Of Nanchang City As An Example

With the development of China’s urbanization,the booming tourism industry,and the introduction of policies related to short-term rental apartments,short-term rental apartments have become a new choice for travel,medical treatment,employment,and other activities,and the demand for optimization of short-term rental apartments is gradually increasing while the problems of short-term rental apartments are becoming increasingly prominent.The research is based on the steps of problem formulation,problem analysis and problem solving,and is carried out in the short-term rental apartments in Honggutan District of Nanchang City.The study will propose strategies to improve the interior space of short-term rental apartments,so as to promote the steady development of short-term rental apartments.The research firstly introduces the population size and tourism resources of Honggutan District in Nanchang City.The statistical comparison of data shows that the resident population in Honggutan District is ranked first in Nanchang City in terms of higher education,which means that the highly educated group is more inclined to indoor spaces with high quality and quantity.According to the market share of the main cell phone brands,Airbnb short-term rental APP was finally selected for research and statistical analysis.According to the statistical analysis of the short-term rental apartments on the APP,it is concluded that the short-term rental apartments in Hongguotan District are mainly located in the two board areas of Honggu Central Business District and Hongjiaozhou,which are mostly surrounded by commercial complexes and can meet various needs of the study,entertainment and medical treatment.The types of short-term rental apartments are mainly ordinary apartments,with fewer loft apartments.The analysis of web content evaluation is mainly carried out from two aspects: the construction of the theoretical model of web evaluation and the analysis of importance and expressiveness.The network theoretical model is divided into open coding,axial coding,and core coding to build a model of factors influencing the evaluation of the indoor network of short-term rental apartments.There are 4 primary indicators including infrastructure type,experience facility type,environment experience,and space characteristic experience,28 secondary indicators including bedding experience,space scale experience,bathroom experience,temperature experience,and building equipment experience,and 2 tertiary indicators including indoor living experience and space personality experience.The importance and expressiveness analysis is mainly to assign a uniform value to this category of secondary indicators and then calculate them,and draw the four quadrants of IPA,which are continued maintenance area,excessive supply area,priority improvement area and enhanced improvement focus area.The current situation research mainly investigates and analyzes six aspects,such as the current situation of the surrounding area,building space,rest space,bathroom space,kitchen space,and sanitary condition,and finds that there are problems in the sanitary condition and functional layout of space.Combining the network evaluation impact model and the structure of the current situation research,we clarify the design principles of short-term rental apartments and related elements and finally explore the spatial optimization of the interior of short-term rental apartments in four aspects:infrastructure optimization,environment experience optimization,experience facility optimization,and characteristic experience optimization.Based on the web content analysis and field research,the study proposes the optimization design principles of rationality,safety,comfort and livability,and adaptability of short term rental apartments at this stage,as well as specific optimization design strategies from four aspects: infrastructure,comprehensive environment,experience facilities,and spatial characteristics,so as to improve the environment and experience of the indoor space of short term rental apartments and provide new ideas and references for related research.
