With the rapid development of cities around the world driven by the favorable factor of economic globalization,the urban residential space structure is also changing.The differentiation of the current urban residential space structure is becoming more and more obvious and presents many new characteristics.People have higher and higher requirements for living conditions,and more people are not only satisfied with the most basic demand of "home ownership",Instead,they set their sights on higher end and more comfortable high-end houses.Therefore,it is necessary to study the spatial distribution of high-end housing,see the spatial differentiation of residential space under the evolution of modern residential form,and then understand the process of urban spatial structure reconstruction.Taking high-end housing in Guangzhou as the research object,this thesis obtains the data of high-end housing in Guangzhou(1990-2020)through web crawler,and divides the evolution stages into five stages: the initial stage(before 2000),the rapid expansion stage(2001-2005),the high-speed development stage(2006-2010),the stable development stage(2011-2015)and the mature stage(2016-2020),Import the data into Arc GIS for average nearest neighbor,spatial autocorrelation analysis,kernel density analysis and standard deviation ellipse analysis to analyze its temporal and spatial distribution characteristics.Finally,select the national policy,urban planning,economic development,real estate market and transportation to classify the influencing factors,and then construct a multiple linear regression equation to specifically analyze its impact on the spatial development of high-end housing,and summarize the internal spatial power mechanism.The conclusions of this thesis are as follows:(1)the overall spatial distribution model has developed mature,from the initial central urban agglomeration to gradual outward diffusion,showing the characteristics of suburbanization;(2)In the initial stage,the overall spatial distribution mode is "single core,multi-point" mode;(3)At the stage of rapid expansion,the spatial distribution model has changed into "single core" and "one belt" models;(4)In the high-speed development stage,the number of density cores increases,the spatial distribution becomes a model of one main core,three secondary cores and multiple zones,the expansion trend is east-west,and the trend of suburbanization begins to appear;(5)In the stage of steady development,the spatial distribution pattern has changed again and become a single core multipoint spatial pattern;(6)Finally,in the mature stage,the spatial distribution has spread outward from the city center,showing the characteristics of suburbanization.The main driving forces affecting the spatial distribution of high-end housing in Guangzhou are economic development,national policies,real estate market development and urban planning.Various influencing factors affect the evolution of spatial distribution mode of high-end housing in Guangzhou.By studying the temporal and spatial evolution of high-end housing,this thesis hopes to explore the characteristics of this spatial distribution and the spatial dynamic mechanism behind it,enrich and improve the theory and research results of residential space differentiation in Guangzhou,which can provide a reference for the government in urban planning and land development,as well as the decision-making process of real estate developers.
