Study On The Current High-Grade Residential Area Planning And Desigh-A Case Study Of High-grade Villa Area Of Xishanmeilu

With the mature development of Real Estate Industry, Chinese Housing Construction has entered a stage of rapid development. High-Grade residences, particularly villas, have become the housing patter of the high-income groups. Along with scale expanding, High-Grade residential area has more obvious influences on urban space and city communities. For the developers are chasing for economic profits excessively and the establishment of the national policies are always relatively backward, commercial development of residential areas is becoming the booster of urban residential space differentiation, socio-spatial polarisation and landscape fragmentation. In recent years, all levels of government have strengthened the control of land use on High-Grade residential area construction and strictly forbidden land exploitation of villa projects. At the same time, market demanding of High-Grade houses is growing faster and faster. So how to guide the development and construction of High-Grade residential areas will play an important role of promoting healthy and orderly development of our cities and speeding up the construction of a harmonious society.Based on the relative theories of High-Grade residences'development, this paper analyzed the dynamic process of exploring High-Grade residential areas and its impacts upon urban space and the elements from micro, medium to macro-view. Then the paper put forward regulation approach of exploitation High-Grade residential area in order to build a residential pattern which can bring harmonious neighborhood, comfortable safety, convenient traffic, and harmonious society hence promotion of the healthy and orderly development of urban space and relaxation of urban social contradiction. This paper contains four sections:1. The first section, made a summary of domestic and foreign historical process of residential district planning . First of all, the paper made a systematically discussion and summarization of foreign residential area planning theory and practice. Then this section made a study on domestic residential area planning which were made after the liberation, and summarized the theories of the residential area planning and construction.2. In the second section, the paper analyzed the problems of the domestic High-Grade residential areas and the roots of the problems.3. Taking Xishanmeilu High-Grade Villa District for an example for empirical study, the third section made a further study on the influence the development of High-Grade residential areas have on urban space ,society, economy and ecology, as well as the dynamic mechanism of it.4. Future prospect of the development of High-Grade residential area were made in the fourth section, using the foreign theories and successful experience for reference, based on the process and problem of the development of the High-Grade residential areas.
