| Urbanization is the only way to realize modernization.In recent years,the new-type urbanization proposed by our country has risen to an important aspect of the national development strategy,the urbanization rate has continued to increase,and the scale of cities and towns has grown.At the same time,the real estate industry,as an important carrier of urbanization,supports its advancement and actively promotes economic growth.The healthy development of the real estate market depends on the beneficial influence of the urbanization process,and the development relationship between the two influences is coordinated.Oneself is as important as the entire economic and social development.As a large provincial administrative region in central my country,Henan Province has a relatively low starting point for its urbanization level.However,in recent years,as the country’s urbanization process continues to deepen,the pace of urbanization has accelerated,the development is rapid,and the overall development environment is good.The property market has attracted many real estate investment companies to develop and construct,which has played a huge role in driving urban economic development.However,under this rapid development situation,the real estate market is facing problems such as population pressure caused by the accelerated construction of the urbanization process,differences in urban construction,and its own lack of timely adjustment of supply and demand.Therefore,in the context of rapid development of new urbanization,it is particularly important to properly handle the relationship between urbanization and the real estate market.Only by treating the relationship between the two in a reasonable manner can they jointly promote the rapid development of the city.After combing and summarizing relevant researches on urbanization and real estate markets at home and abroad,a theoretical summary was made.Based on the theoretical analysis of the relationship between the two from a theoretical perspective,a comprehensive index for new-type urbanization in Henan Province was established,and the development of new-type urbanization The analysis of the situation and the micro-current situation shows that the level of new urbanization in Henan Province has been increasing for years.the level of urbanization in the whole province has been greatly improved,the comprehensive service functions of cities and towns have been continuously improved,and the regional urbanization has been unbalanced.A qualitative and quantitative analysis of the real estate market status and development process in Henan Province shows that the real estate market in Henan Province has the main characteristics of fast investment,fluctuations in market supply and demand,house prices and daily rises,and comprehensive development levels.The new urbanization in Henan Province A concrete empirical analysis of the impact of the real estate market reveals that the new urbanization has a promoting effect on the development of the real estate market.Specifically,through the co-integration test and causality test on the main aspects of the real estate market,the results show that the new urbanization has an impact on the real estate sales area and real estate prices from 2000 to 2019,and the real estate development investment has an impact on the new urbanization.At the same time,in order to explore the impact of various factors of the new urbanization on the real estate market more macroscopically,the path analysis method is used to analyze the direct or indirect effects of various factors on the real estate market,and the main conclusions that the urbanization rate of household registration and per capita GDP are more obvious are obtained.Then through the division of different regions and cities in Henan Province,a panel data model was established to reveal the regional differences in the impact of urbanization on real estate,revealing that Zhengzhou City is the main representative city of Henan,and Hebi is the main representative of Henan Province.The regional promotion effect is more obvious.Based on the research results,combined with the existing problems of current development,it puts forward relevant measures and suggestions to seize the opportunities of population development and coordinate the construction of affordable housing,in order to put forward new prospects for the healthy development of the real estate market in Henan Province. |
