In October 2016,the State Council released the "Program to Promote the Settlement of 100 Million Non-Registered Population in Urban Areas," which clearly defined the policy orientation and the path to achieving population urbanization in China.The development of population urbanization is the primitive driving force of real estate development,which can promote the development of real estate industry.As the basic carrier of population urbanization,the real estate industry provides a guarantee for the healthy and rapid development of population urbanization.Population urbanization and the development of the real estate industry should be consistent.However,the economic development among cities in our country is not balanced.There is a big gap between the urbanization quality of population and the development level of real estate in all cities.Therefore,the coordination degree of urban population urbanization quality and real estate development level is studied based on the city.Taking 35 large and medium-sized cities in China as the research object,and through the method of system circuit diagram and summarizing the previous literature to build the indicator system of population urbanization quality and real estate industry development level,According to the panel data of 35 large and medium-sized cities in China from 2006 to 2016,the urbanization quality of 35 cities and the development of real estate industry are measured by using global factor analysis,and the results of the analysis are analyzed from both the horizontal and vertical dimensions.On this basis,taking the gray system theory as the theoretical support,this paper further uses the G(1,n)model and the gray relational analysis method in the gray system theory to calculate the coordination degree of the urbanization quality and the real estate industry development level.Then the cluster analysis method is used to classify the calculated coordination degree,and finally,using the panel data regression model analysis of population quality and the real estate industry development level index system of urbanization to the influence degree of all kinds of coordination degree.The results show that :(1)The index of population urbanization in 2011 reflects the real estate development index,which indicates that the development of real estate industry is the main limiting factor in the process of further improving the coordination degree;(2)The coordination degree of urban population urbanization quality and real estate development in China is still low,and presents the trend of decreasing from east to west.(3)Per capita disposable income,urban registered unemployment rate and the average price of commercial housing have important influence on regional coordination.Therefore,it is suggested that the government should formulate corresponding policies based on the evaluation result of the quality.In order to further optimize the quality of population urbanization and the development level of the real estate industry,it provides a reference for decision-making.
