The community construction project itself has many characteristics,such as relatively large investment funds,long construction cycle,complex project participants and so on.Particularly for some investors whose asset strength is not considerable,it is the general tendency to carry out project construction prudently.The real estate industry has long been the rigid demand of urban and rural residents because of residential consumption,so it has occupied an unshakable position in the composition of China’s economy for a long time.In the past three or four years,the phenomenon of taking the real estate industry as the main means of profit for individuals or legal persons has increased too fast.Many departments of the state have repeatedly intervened in the real estate market.In addition,the relationship between supply and demand,labor forms,policy changes and market trends under the influence of the epidemic are very uncertain.As a result,residential projects invested and constructed are facing multiple risk factors in the new era.Therefore,before the community construction project is officially carried out,it is necessary to take various reasonable and effective means to identify,evaluate and put forward control countermeasures,so as to ensure the smooth implementation of the project according to the preliminary planning and avoid large deviation between the actual and the plan.Taking the proposed Shidao Sakura residential area construction projects as the research object,this paper studies the risk management of the project after understanding the construction intention,preparation scheme and existing risk control plan of the investor.Firstly,the author focuses on reading some literature on risk management of construction projects all the world in recent three years,and after summarizing the research status of real estate construction projects,combined with my work experience and the actual situation of the community to be built,the author sorts out four types of risks that may exist in the construction project of Shidao Sakura residential area construction projects,such as policy compliance risk,process management risk,quality management risk and economic management risk.Then,combined with the potential risk characteristics of the project,the Delphi method is used to construct the risk management model of community construction project.Taking Shidao Sakura residential area construction projects as the research object,this paper innovatively uses the three-dimensional risk decision-making method to evaluate and analyze its risk,summarizes and sorts out the evaluation results,finds out the key risks,and puts forward the corresponding risk response and preventive measures.Through the risk identification results,this paper demonstrates the necessity of carrying out risk research on Shidao Sakura residential area construction projects,and finally comes to the conclusion that the risk of the construction project of the community is at a medium and low level,and the construction project can be carried out smoothly after implementing several countermeasures,which provides more specific risk management ideas for the project investors,it also provides methods and countermeasures for the risk management of some similar township level real estate investment enterprises.
