With the rapid development of China’s economy,people’s living standard has been improved significantly,and the quality of life has been raised higher.As the carrier of residents’ material life and cultural life,the residential area bears the residents’expectations of a better life.In speeding up the pace of life,relationships more complicated modern society,people pursuit of a more stable and harmonious residence area environment,so the residential area planning work got extensive attention of the construction industry.In order to meet the requirements of modern social groups,the residential area needs to maintain a good ecological balance and have the multi-function of humanization,so it is necessary to carry out scientific and comprehensive planning work in the project construction phase.As an important part of project management,risk management has important influence on project construction schedule and project quality.T Residential Area of H Real Estate Group is located at the CBD plate of Hefei,adjacent to metro line 1,with comprehensive commercial supporting facilities such as Wanda plaza and Yintai.The interior property has a foreign house,high-rise residences and apartments,which are positioned as middle and high-end construction projects.There are many risk factors of the T Residential Area construction project in the design,material procurement,construction and sales phase,a comprehensive system of risk management measures should be taken and identify risks,reduce this construction project risk probability and harm degree.This article is divided into six chapters.The first chapter is the introduction part,elaborated this article research background,research significance,the construction project risk management related literature at home and abroad were reviewed and summarized and analyzed,and discussed in this paper,research methods and research ideas,the paper structure are summarized.The second chapter of this article discusses the main concepts involved,risk management refers to the risk in risk environment damage to minimize,the process of project risk management is inside the project implementation process of risk identification,assessment and response.Project risk management includes risk identification,risk quantification and risk countermeasures.It should follow the principle of omnidirectional,comprehensive and advanced.The third chapter analyses the construction project of T Residential Area basic situation,using Delphi method to the project risk factors identification and evaluation,thus according to the project time limit for a project established risk factors for stage,construction stage and marketing stage.The fourth chapter carries out risk assessment according to the existing risk factor classification,and establishes the evaluation report of the pre-project,construction stage and sales phase by establishing the mathematical model of risk index system.The fifth chapter is the countermeasure analysis,taking corresponding risk response measures according to the characteristics of the risk factors.The early stage of the project is to analyze the macro policy environment and the feasibility of the project,and provide financial guarantee to suppress the risk occurrence probability;The construction stage needs to carry out the cost budget,formulate the standardization operation system,improve the construction site management and the supervision efficiency;The project sales should strengthen the brand image construction and market positioning based on market demand,so as to minimize the risk caused by the imbalance of supply and demand.Chapter six summarizes the content of the full-text and further looks into future research.The construction project of the T Residential Area is integrated the economic,policy,society and technology,culture in one body comprehensive construction tasks,project scale,various types of risk,and need to complete the risk management system to reduce the possibility of various risks,ensure the implementation of project construction period and quality objectives.
