| With the deepening of China’s market economic system reform,social economy drives the rapid development of China’s construction industry.The number of existing buildings in China is also increasing rapidly,resulting in the gradual transformation of the development mode of China’s construction industry from the incremental expansion mode in the early stage of reform and opening up to the stock renewal mode.However,the existing residential buildings in different ages have certain differences in structural strength,use function,cultural background,economic utility and environmental impact.Most of the existing residential buildings have problems such as incomplete use function,livable living environment,great environmental destructive power and high resource consumption,Can not meet people’s growing demand for living environment.With the increase of service life,the durability of these existing residential buildings is gradually reduced due to technical constraints,and most of them adopt the way of use and reconstruction,but this way has high energy consumption,great environmental damage and poor economic benefits.There are usually a large number of existing residential buildings of different ages,different quality and different values in old blocks.How to evaluate and describe its performance and put forward optimized renewal strategies from the perspective of resources and environment is an urgent problem to be solved in the reconstruction of old cities.Therefore,this paper makes some exploration on the performance evaluation and renewal strategy of existing residential buildings.To formulate the renewal strategy of existing residential buildings,we must first make a scientific evaluation of the buildings.In this study,the comprehensive evaluation based on index scoring method and scenario simulation based on quantitative calculation are combined to construct the existing building evaluation and renewal strategy model.Comprehensive evaluation model of existing buildings.Its technical core is to formulate the renewal strategy of the building by evaluating the "current situation" and "potential" of the building respectively and constructing a matrix model.The evaluation system divides the value of existing buildings into five categories:function,culture,physics,economy and ecology,establishes an index system,evaluates their "current situation" and "potential" respectively,and then puts forward urban renewal strategies at the qualitative level.Based on the content of the knowledge learned,the existing residential buildings in Hongqiao District are proposed from the aspects of establishing a dynamic early warning information base,improving the management process system,strengthening management process standards,gathering multi-party renewal forces,and promoting the sustainable renewal of urban buildings from the perspective of the city.management strategy.It is hoped that the research in this paper can provide decision-making guidance for urban planning and government management departments,and the evaluation model of existing buildings can be used as an auxiliary tool for the planning and design of urban old blocks. |
