| With the deterioration of building quality in existing residential areas in China becoming more and more serious,the quality improvement work has been carried out in an all-round way.The transformation mode is mainly dedicated to special transformation,and comprehensive transformation content is gradually increased.Due to the lack of understanding of the comprehensive quality of existing residential building,the relevant practices and evaluation studies of energy-saving renovation,green renovation and ageing renovation of existing residential districts that have been carried out in China are all aiming at a single quality,lacking functionality,comfort and comfort.Evaluation research on comprehensive renewal of multi-quality targets such as site characteristics;at the same time,since the practice of residential renewal is mostly dominated by upper-level organizations,the residents’ subjectivity is poor,there is a lack of comprehensive consideration of the actual needs of residents before the transformation,and there is a lack of comprehensive quality improvement effects Evaluation reveals many problems in practice.Based on the above problems,this paper studies the old residential areas in the 1980 s and1990s.Taking the multi-quality objectives as the starting point and the actual needs of residents as the basis,it focuses on the comprehensive renewal effect of multi-quality objectives of existing residential buildings in the north,and studies and formulates the corresponding evaluation index system.On the one hand,it evaluates the multi-quality improvement effect of existing residential areas,and on the other hand,it improves the evaluation results This paper analyzes and summarizes the results,and provides a reference for further transformation.Based on the National Natural Science Foundation project,the main work of this paper is as follows1.Choose reasonable research methods,formulate a scientific research framework,and make a comparative study on the relevant theories and standards of domestic and foreign residential transformation and evaluation,so as to lay a theoretical foundation for the formulation of the evaluation system,and put forward the comprehensive renewal goal of "multi quality".2.Combined with the research status at home and abroad and the field survey of typical old residential areas in Dalian,the index content of the evaluation system is initially formulated.On this basis,the residents’ willingness to transform and the satisfaction degree of the transformation project are further investigated by means of network data sorting,on-site questionnaire and interview,and the preliminary index content is formulation,optimized,adjusted and established.The evaluation system consists of three levels,including two first level indicators,six second level indicators and 26 third level indicators.3.On the basis of the establishment of the index system,the applicability of various weight determination methods is compared and analyzed.In order to overcome the limitation of only determining the index weight from the perspective of experts in the past,and highlight the important position of the actual needs of residents in the transformation,the combination of expert survey weight method and residents’ living satisfaction structural equation model analysis method is adopted to scientifically determine the weight coefficient of all levels of indicators.4.This paper selects the typical old residential areas in the 1980 s and 1990 s to evaluate the effect of multi quality improvement.On the one hand,it tests the scientificity of the evaluation system;On the other hand,according to the evaluation results to guide the trial design,to meet the actual needs of residents to improve the quality of residential areas. |
