In this era of rapid development and innovation,historical buildings support the cultural confidence of a nation and acts as the spiritual link between the past and the future.The protection and renovation of historical buildings is intended for the inheritance and development of historical culture and the construction of cultural confidence of contemporary people,which is of profound significance for the long-term development of a nation.Therefore,the historical building renovation project more need to be protected and repaired,remove safety risks,to greatly ensure the consistency of architectural style,which is very different from the general new construction project,and then in the project cost management also has significant differences.This paper combs the cost management theory of historical building renovation project,and then analyzes the influencing factors of project cost in different stages of renovation project based on the whole process project cost management.Then,according to the evaluation of different influencing factors by experts,the cost control model of historical building engineering is established by using analytic hierarchy process(AHP)to form the overall ranking of influencing factors.The analysis results show that the design stage,construction stage and completion settlement stage are the main stages of project cost control.In terms of specific factors,communication with the construction unit in the design stage,design change in the construction stage and settlement standardization in the completion settlement stage are the first three important factors affecting the cost of the renovation project of historical buildings.Accordingly,in view of these three key factors,the cost management of historical building renovation project should focus on strengthening the communication between the design unit and the construction unit,effectively controlling the design change,and improving the rigor of the completion settlement work.On the basis of theoretical analysis,this paper analyzes the project cost of tuan Chi-jui’s former residence renovation project as a case.The project cost control of tuan Chi-jui’s former residence renovation project is mainly reflected in the following aspects:during the design stage,we communicated deeply with the construction unit,fully considered the overall planning of the construction unit for the protection of anshan Road historical and cultural block in Heping District,and clarified the renovation positioning of Tuan Chi-jui’s former residence;Using digital technology to enhance the accuracy of design and construction,greatly avoid or reduce design changes in the construction process;In the completion settlement stage,strict verification of settlement methods,as well as review drawings,contracts,quantities,charging standards,design changes and visas,valuation quota and quota application and other content,and strive to be reasonable and accurate,to achieve the goal of project cost control.
