With the continuous improvement of urbanization rates in my country,while economic growth,the flowing population is constantly flocked to cities,and urban housing problems have become a continuous hot topic.Urban residential has a dual attribute of investment and living,and the government is gradually guiding the residential market to return to residence attributes.House prices and rents are usually an important basis for people to rent a purchase decision.The price of second-hand residential prices and residential rent is usually priced under the marketing.It has been shown that different spatial factors will have different impact on real estate prices.Zhengzhou City is an important national central city and Henan provincial capital.In recent years,the residential demand has highlighted,residential prices and rental levels have caused continued attention from all walks of life.Exploring the spatial distribution characteristics of second-hand housing prices and rents in Zhengzhou and the specific impact of spatial influencing factors can not only provide reference information for relevant departments to implement policies due to the city,but also provide a basis for housing intermediaries to formulate marketing strategies,and help housing renters make rental or purchase decisions quickly and reasonably.Based on the research area of the main urban area of Zhengzhou,taking the second-hand housing price and rental listing price as the basic data,useing Python to obtain different POI and process it as the spatial basic data.With the help of Arc GIS software,this paper makes an exploratory analysis on the price and rent of second-hand houses finds out the general characteristics of the price and rent of second-hand houses through general statistical analysis,spatial trend analysis and spatial autocorrelation analysis,and describes the spatial characteristics of the price and rent of second-hand houses in the main urban area of Zhengzhou through Kriging interpolation analysis.With the help of hedonic price model,15 spatial factors are selected to construct the index system,and the multicollinearity between variables is excluded through correlation analysis and stepwise regression.Multiple linear regression model,geographical weighted regression model and multi-scale geographical weighted regression model are used for regression analysis,and the spatial influencing factors of second-hand housing price and rent are analyzed according to the results of multi-scale geographical weighted regression.The study draws the following conclusions:(1)The spatial distribution of second-hand housing prices in the main urban area of Zhengzhou presents a fan-shaped structure.The overall trend in space is that the East is high and the west is low,the north is slightly higher than the south,the highest in the"urban CBD-Longhu financial center",and presents a decreasing trend to the urban fringe areas;The residential rent presents a circle structure.The overall trend in space is high in the East and low in the west,high in the middle and low in the north and south.The highest is in the urban CBD and continuously decreases outward.(2)By comparing the sum of squares of residuals,R~2 and AICC values,the fitting effect can be determined:MGWR>GWR>OLS.Multi-scale geographic weighted regression model(MGWR)has greatly improved the goodness of fit of second-hand housing price,but it has not significantly improved the goodness of fit of housing rent,indicating that the housing rent is less affected by spatial heterogeneity than housing price.(3)The effect of spatial factors on the price and rent of second-hand houses in the main urban area of Zhengzhou is different.The spatial heterogeneity of second-hand housing prices is relatively strong,and the most significant spatial factor using the global bandwidth is the nearest cinema distance.The mesoscale bandwidth is used in CBD distance.The small-scale bandwidth is used in the nearest business super distance,intercept,nearest hospital distance,nearest Museum distance and nearest middle school distance.The spatial heterogeneity of housing rent is poor.Except for the intercept,almost all significant spatial factors adopt the global scale.(4)CBD distance is the most important spatial factor affecting the price and rent of second-hand houses in the main urban area of Zhengzhou.The spatial factors that significantly affect the price of second-hand housing are:CBD distance>nearest hospital distance>nearest cinema distance>nearest Museum distance>nearest middle school distance>nearest market distance.The spatial factors that significantly affect the residential rent in the main urban area of Zhengzhou are:CBD distance>distance from the nearest funeral facilities>distance from the nearest park>distance from the nearest bus stop.
