Based on spatial data analysis technology,statistical analysis technology,etc.,this paper studies the temporal and spatial differentiation characteristics of new housing prices and related urban macroeconomic indicators in 8 cities in the Hefei metropolitan area,so as to discuss the evolution pattern of housing prices over time,and the variation of housing prices with space.Differentiation driving mechanism and its internal influencing factors.Using a variety of numerical formulas and Eviews statistical analysis methods to analyze the price data of new houses from 2015 to 2019,the overall time change law and the time change law of each city are obtained;the GIS spatial analysis method is used to use the ordinary kriging method to spatially interpolate to draw the spatial distribution map,and the trend surface analysis is used to detect the change trend of residential prices in space,and the contour analysis is combined with natural factors to analyze the deep-seated causes Using SPSS stepwise regression analysis and GIS geographically weighted regression analysis,a research model of influencing factors is constructed to explore the degree of influence of individual index data and combined data on house prices,and the influence factor detection of house price data is carried out by using geographical detectors.From the perspective of housing price trend,the evolution trend of housing price in Hefei metropolitan area is rising steadily,especially in 2017,which is closely related to the policy at that time.Then,because of the government’s Macroeconomic regulation and control on housing prices,they levelled off after a boom;on the other hand,based on the data from the current study up to 2019,there are great differences in the evolution of housing prices among cities in Hefei metropolitan area,but according to the research and analysis,the differences of housing prices in Hefei metropolitan area as a whole gradually decrease with the passage of time,it is believed that the differences will become smaller and smaller as the integration process continues.From the point of view of spatial distribution,because of the different development of each city,the spatial Distribution Law of commercial housing price in different cities is different.The housing price factor studied shows that the spatial and temporal differentiation of housing prices is affected by multiple factors such as region and economic development,and it is impossible to fully explore its deep-seated reasons by just picking out a certain indicator.As the provincial capital of Anhui,Hefei’s land area,population,GDP level,and economic development are all in the most prominent state.The provincial capital city has the most resources in Anhui and is bound to develop the best.Comparatively speaking,the development of other cities is relatively slow.Throughout the Hefei metropolitan area,as the capital of Anhui Province and the central city of the metropolitan area,Hefei has the most advantageous data on land prices and population;as the economic sub-center of Anhui Province,Wuhu is one of the major cities for development and expansion along the Yangtze River.Also very good.The unique advantages of each city enhance its core competitiveness,promote economic development,and thus drive housing prices.After analyzing and researching the formation factors,distribution and current situation of real estate prices through the existing data,summarizes the main conclusions of the above research and the shortcomings of this paper,puts forward suggestions for follow-up work,and makes scientific forecasts for future development trends.
