In recent years,with the development of urbanization and the continuous expansion of urban land,villages near cities have been surrounded by expanding urban planning,and these villages have become "urban villages".Due to a series of problems such as outdated infrastructure,lagging economic development,and poor housing conditions in urban villages,urban development has been severely constrained,and the issue of residents’ safe living cannot be guaranteed.Therefore,the transformation of urban villages has become an urgent matter for many cities.However,the village renovation project is an extremely complex and labor-intensive project that involves multiple interests and faces many different risks at each stage of the project.If there is a lack of identification,evaluation,prevention,and control of project risks,it is highly likely to lead to project delay or stagnation,resulting in huge losses.This study aims to explore the application of risk management in the current planning of the W community village renovation project in Qingdao.Starting from the connotation of risk management and urban villages,it analyzes the relevant characteristics of village renovation risk management.Starting from the identification,evaluation,and response of project risks,it conducts an in-depth study of the W community village renovation project in four parts.The first part compares the research results of project risk management of slum upgrading through literature review,summarizes the background and significance of relevant research on project risk management of W community village upgrading,and creates a thinking framework for the paper to facilitate the smooth writing;The second part comprehensively analyzes the concept of shanty town reconstruction,the risks involved,the risk management concepts,etc.,starting from the methods and procedures of engineering project risk management,combing the risk management related theories and conducting in-depth research;The third part,based on the relevant situation of the W community village renovation project,fully utilizes the survey questionnaire method to analyze potential risk factors,identify potential risks that may arise in the future,use the flowchart method to identify risks,and then determine the risks that the project may face from aspects such as economy,management,policy,technology,nature,social stability,etc.In addition,it also involves 18 indicator risks;The fourth part fully utilizes Analytic Hierarchy Process,Fuzzy Comprehensive Evaluation,and other methods to construct a risk assessment system,further clarifying the weight of potential risk factors in the renovation project throughout the entire project.Finally,the risk assessment conclusions are summarized and corresponding risk response measures are formulated to achieve the goal of effective risk prevention and promote the smooth completion of the project by avoiding risk hazards.Through research,it has been found that compared to traditional commercial real estate projects,village renovation projects involve more risk factors.In the W community village renovation project,the identified risk levels are ranked as follows: economic risk>technical risk>housing acquisition and relocation risk>internal decision-making and management risk>policy risk>natural risk.Based on the overall situation,if we can fully utilize the response measures for various risks and achieve effective risk prevention and control through early intervention,we can ensure the smooth completion of the project.In this article,both the research ideas and methods can provide reference and inspiration for other upcoming village renovation projects in Qingdao,while also laying a theoretical foundation for the acceleration of urban renewal.
