Research On Risk Management Of Wanda Plaza Construction Project In Weihai

Along with the continuous development of urbanization and the rapid increase of population,the number of newly opened shopping malls nationwide in the first three quarters of 2021 was 273,increased by 65 percent compared with the year of 2020.In recent years,the rapid rise of e-commerce,such as latemodel We Business and selling goods through live broadcast,has led to a huge impact on the real economy.In addition,the unique characteristics of commercial real estate projects,such as long development time,large cost investment and the number of responsible parties involved in the development process,have led to many risk factors in the development process of commercial real estate projects.In this situation,it becomes increasingly important to identify the risk factors that arise throughout the construction of commercial real estate projects and to explore risk response and protection measures.This dissertation takes the construction project of Weihai Wanda Plaza as the object of study.From the perspective of the construction unit of Weihai Wanda Plaza Construction Project,Weihai Wanda Real Estate Development Company Limited,it introduces the overview of the construction project of Weihai Wanda Plaza,the project construction planning and the project quality requirements,and uses the Delphi method to identify the possible risks in the four stages of project initiation,project preparation,project construction and completion and acceptance.After that,the risk evaluation index system and evaluation model were established,and the risk level of the project was evaluated using the hierarchical analysis method and the fuzzy comprehensive evaluation method,and the evaluation of each risk factor and the overall risk evaluation of the project was calculated and analyzed.Then,according to the project risk assessment results,based on the “overall situation,highlight the key” idea to propose the Weihai Wanda Plaza construction project risk response measures.Finally,the risk protection measures for the Weihai Wanda Plaza construction project were proposed in four aspects: improving the organisation,system,training and funding.
