The real estate industry is a key part of the national economy.Because the real estate construction projects are easy to be restricted by various external factors,and have the characteristics of cumbersome procedures,long construction cycle,high investment funds,large construction scale and interdisciplinary integration,the risks of operating in construction activities are large.The operational risks in all links of real estate construction projects are different,which leads to the complexity of risk management.If risk management is not used to prevent and manage the risks in the construction process,various serious risks will occur to the project,including time delay,material overrun,project quality problems,safety accidents and so on.But at present,the risk management of many real estate developers is not optimistic.This paper analyzes and studies how to identify,assess and deal with the risks in the development process of the Shiguang Junyuan community construction project.First of all,the basic situation of the project of Shiguang Junyuan Community is introduced,the external environment and its own characteristics of the project are analyzed,and the risk influencing factors of the project and the basic framework of project risk management are discussed.Secondly,the checklist method and Delphi method were used to analyze and identify the risk factors in the implementation of the construction project of Shiguang Junyuan Community,and the risk identification results of the project were obtained through three rounds of anonymous feedback mechanism,and a total of 17 secondary risk factors under 5 first-level risk factors were identified,and the risk factors were analyzed.Thirdly,the project risk was assessed using a combination of analytic hierarchy and expert scoring method,and the assessment results showed that the construction risk and operational risk were high-level risks,environmental risks,market risks and management risks were intermediate risks,and the construction project of Shiguang Junyuan Community was at an intermediate risk level as a whole,and the risk management situation needed to be further reconstructed.Finally,based on the results of risk assessment,the main measures for risk response are proposed for different risk situations,and the overall risk response is discussed,the corresponding risk monitoring methods are proposed,and the process and main system of risk monitoring are clarified.The prevention and control measures provided in this article will help the successful completion of the construction project of Shiguang Junyuan Community and the achievement of expected benefits,and provide a necessary basis for inexperienced real estate companies to carry out risk management.
