As our national economy develops rapidly and urbanization continues to accelerate,as the scale of property investment projects increases,as the building area of a single project increases day-by-day,and product attributes are more complete;the impact of property products on people is more varied;the engineering design of real estate projects is also becoming more difficult and risky.A commercial housing development as the main component of the property estate,the design,construction,and use process of a project involves many risk factors.When the risk turns into a crisis,it will lead to greater negative consequences.Evaluating and controlling the risk emanating from the design source is of great importance not only to the property development enterprise itself but also to the parties associated with it.Risk factors affecting the engineering design of housing projects are complex,and risk factors influence one another,so there is a great need to strengthen its assessment and management of risk.There are currently a considerable number of property development companies in China that do not have a strong awareness of risk management at the design stage,and risk factor identification and assessment in risk management has yet to form a system.This paper thus collates relevant literature on the design of commercial residential buildings at home and abroad,and refines the valuable viewpoint as the theoretical basis for guiding the article.On this basis,this article discusses the purpose and content of the research,and explains the research methods and technical path of the article.Based on the engineering design features of real estate projects,through the investigation and interviewing of senior professionals,analyzing historical data and combining it with a flow chart,residential project design risk is identified from four stages:scheme design,extension design,building drawing design,and building cooperation.For the purposes of this paper,by taking the Hupo Yinxiu housing project as a concrete case,after the design risk factors are analyzed,the hierarchical structure risk assessment model and the fuzzy evaluation model are built using tomographic analysis method and fuzzy exhaustive evaluation method to assess the risk factors.determine the subordinate weight and the degree of influence of each risk factor.To discover specific countermeasures based on the characteristics of these risk factors.Thus forming the theoretical system for engineering design risk assessment of real estate projects,providing a foundation for project management and decision makers,and ultimately providing ideas to promote scientific development of the industry.In summary,through risk factor identification,risk analysis,and risk assessment and response at each stage of the design of residential projects,the purpose of this paper is to scientifically perform risk management and decision making,and to provide a safe management environment for residential project design.And can then efficiently perform project quality control,schedule control,and cost control,and subsequently achieve the project objective.I hope that the research findings in this paper have some reference value for the engineering design system for real estate projects and its risk management system.
