Meiyuan Commercial Building Project,which is affiliated with the China Academy of Launch Vehicle Technology(referred to as "One Hospital"),is a supporting commercial house for the Meiyuan Community Residential Building.The project has been leased to the first airline for supermarket operations since its completion.During the entire lease period,the first airline supermarket used it heavily and maintained it lightly,resulting in many leaks,serious collapse around the project,obsolete equipment and facilities,serious fire hazards,poor image,and low revenue.The current lease expires.After a lot of research and analysis in the early stages,the general manager of the company will make a decision on the adjustment and renovation of the Meiyuan commercial building under the original structure and function.Risk management is an important part of the life cycle management of commercial real estate projects.The lack of risk management and prevention mechanism is an important reason that leads to the failure of commercial investment promotion,the lack of commercial use functions in the future,the extension of the construction period,the increase of construction costs,and the failure of investment returns.This paper aims to reduce the possibility of project risk,reduce the loss caused by risk,and look forward to the possibility of applying risk management theory to similar projects,thus forming replication effect.This paper first uses literature research method to look up the relevant literature of risk management and master the relevant knowledge and theory of risk management.Then,using the knowledge and theory of risk management,from the perspective of the entire life cycle of commercial real estate,the expert survey method is used to comprehensively identify the risk factors in the commercial adjustment and transformation of Meiyuan Commercial Building.Analytic hierarchy process(AHP)is used to build a judgment matrix and test consistency between the identified risks,so as to sort the identified risk factors,and distinguish three types of risk levels: important risk,general risk,and minor risk.Finally,make an in-depth analysis of the important risk factors,formulate corresponding risk response measures,and minimize the possibility of risk occurrence and the losses caused to the project.
