Research On The Impact Of Urban Renewal On The Vitality Of Surrounding Blocks

Urban renewal has become a critical development strategy for major cities in China during the period of urbanization transformation and development,due to land supply constraints,population dividends decreasing,and local government debt scale restrictions.This is a crucial beginning for unlocking the potential of existing land,scientifically planning urban space,improving living environments,and enhancing the livability of cities.Because of these functions,urban renewal can have an important impact on the vitality of the block.However,the existing research on urban renewal and urban vitality in China is mostly based on the perspective of planning and geography,and the research on quantitative evaluation of the impact of urban renewal on urban vitality and its underlying mechanism based on the perspective of economics is relatively lacking.This paper,using Shenzhen as a model,unveils the externalities and associated diversity of urban renewal on the vitality of the block,thus aiding the government in creating a comprehensive plan for urban renewal.Grasp the essence,features,and potential effect of urban renewal on urban vigor.After a thorough examination of both literature and history.A spatial DID model is constructed by this paper,which compares the urban renewal project in Shenzhen from 2010 to 2016 with the registration data of industrial and commercial enterprises at the grid level.Quantitatively analyzing the effect of urban renewal on the block’s vitality and the mechanism behind it,a study was conducted.The primary discoveries of the study are:(1)Urban renewal,upon its commencement,has had a potent,beneficial influence on the city’s vigor,as demonstrated by the 200 meter radius of the renewal area.The amount of small catering businesses has risen by around 10% in comparison to the preceding period.(2)The magnitude of the renewal unit,its principal purpose,whether it is situated in a special economic zone,and its proximity to the city center will all be determinative.(3)The mechanism analysis in this article indicates that the increase of transportation facilities represented by road network density by renewal is an important factor in stimulating the vitality of the block.According to the conclusions,this paper puts forward the following policy recommendations: First,the government should take full account of the externality of urban renewal when formulating urban renewal plans,and should conduct targeted investigation and research on the positive externality in order to find out the mechanism and promote it;Negative externality should be analyzed accurately and avoided in the process of implementation after a clear understanding.Second,in the process of urban renewal,it should be carried out in a scientific and reasonable way as large as possible to avoid the unnecessary "bulldozer" demolition and reconstruction,and also try to reduce the chaos and irregularities caused by scattered and fragmentation small-scale renewal.Third,from the perspective of mechanism,to optimize the urban construction mode,we should plan the road network scientifically,focus on improving the density of the road network in the renewal area,improve the traffic reachability near the renewal unit,and stimulate the role of urban renewal in improving the vitality of the block by creating a more convenient consumption environment.Fourthly,with the increasing demand for urban quality of life in the new era,when conducting research on the vitality and urban renewal of well-developed cities like Shenzhen,it is necessary to comprehensively consider the specific changes in time and space after the implementation of policies,in order to "prescribe medicine for symptoms" and make urban renewal better meet people’s needs for a better life.
