With the rapid development of economy and society,prefabricated building has gradually become an important boost for the upgrading and transformation of the construction industry with its green construction method of low energy consumption,low pollution,low labor demand and high efficiency.In January 2022,the “14th Five-Year Plan for the Construction Industry” compiled by the Ministry of Housing and Urban-Rural Development pointed out that the realization of green and sustainable development requires the vigorous development of prefabricated building.The promotion and application of prefabricated building is imperative,but the high cost restricts the large-scale development of prefabricated building.Therefore,exploring and analyzing the cost of prefabricated building and seeking optimization strategies for cost control of prefabricated building is necessary.This paper takes prefabricated building as the research object,and mainly studies from three dimensions: the establishment of the prefabricated building cost influencing factor index system,the establishment of the method system and the proposal of cost optimization measures.First,through extensive literature review to understand the research status of prefabricated building development and cost control,introduce the meaning and characteristics of prefabricated building,summarize the cost structure and participants in each stage of prefabricated building project development.Secondly,through literature analysis and expert interviews,13 cost-influencing factors were identified and classified according to design dimension,technology dimension,management dimension,and external environment dimension.Next,the index system was established by the explanatory structural model,and the 13 influencing factors confirmed by screening were divided into 6 surface direct factors,4 intermediate dynamic factors,and 3 deep guiding factors,and the function correlation between the influencing factors was obtained.Then,based on the progressive relationship of interpretative structural modeling,the method system of influencing factors was constructed by using analytic hierarchy process and entropy method,the weights of 13 influencing factors were determined,and the core influencing factors were extracted.Finally,drawing on the cost control measures of prefabricated building at home and abroad,summarizing the experience and enlightenment of the three dimensions of policy standards,technology and management,combined with the experience enlightenment and the analysis of core influencing factors,the optimization idea of cost control was proposed,and the targeted cost control measures for prefabricated building were mainly proposed from three dimensions: strengthening government control,integrating inter-subject collaboration,and focusing on technology and management innovation.
