Study On The Measurement And Influencing Factors Of Job-Housing Balance In Gaoxin South District Of Chengdu

Along with the rapid development of economy and society of chengdu,jobs and resident population concentration,urban residential space of employment structure changes,whole sprawling city also bring such as "job separation,traffic congestion,environmental pollution" urban problems,such as Gao Xinna area and urban traffic congestion,long commutes between living problem is increasingly serious,etc.,based on this,Taking gaoxin South District of Chengdu as an example,this paper explores the spatial relationship and characteristics of regional job-housing balance,analyzes the influencing factors of job-housing balance from macro and micro levels,and finally puts forward suggestions on optimizing job-housing balance to promote the healthy and coordinated development of the city.Firstly,this paper clarizes the relevant theories and definitions of the measurement methods and influencing factors of job-housing balance at home and abroad,and establishes the research framework of the measurement and influencing factors of job-housing balance in the southern hi-tech district.Secondly,the paper describes the overall situation of job-housing space in Chengdu,analyzes the status quo of regional residence,employment and transportation space,and analyzes the relationship and characteristics of job-housing space in southern High School district based on Baidu thermal map,job-housing space balance and separation degree,and commuting behavior measurement methods.Then,from the macro level of urban planning policy,urban housing market,urban transportation planning,public service facilities and urban land use layout,and the micro personal level of residents’ social and economic attributes,housing attributes,the factors influencing the work-housing balance in the southern Hi-tech district are explored.Finally,suggestions on optimizing the balance of employment and housing in south High-tech District are put forward from the overall and subregional levels,in order to guide the balanced development of regional residence and employment space.Specific research conclusion has the following points:(1)Gao Xinna area as living relationship,as a whole in balance,the street level as unbalanced,Gao Xinna area spanned commuter ratio is high,and the surrounding adjacent area formed an interactive relation of a good job to live,with close links to the main two-way commuting,traffic jams and interdistrict commuter accounted for big become the major problems affecting Gao Xinna area as living relationship.(2)the position of living balance factors of macro factors,urban planning policies to guide living space form of employment,the characteristics and efficiency of urban traffic balance degree affect living space,housing and residential demand does not match the aggravating as living space,education,healthcare,public service facilities as imperfect to regional balance,The layout of residential and industrial land affects the work-housing balance.At the micro personal level,gender,age,education level,family structure,income level,occupation type,housing price,source,area,medical and educational facilities are related to commuting time,which affects the work-housing balance in the Southern Hi-tech District.(3)Put forward suggestions on the optimization of job-housing balance in Southern High-tech District.On the whole,put forward suggestions on the optimization of job-housing space in southern High-tech District from four aspects of urban spatial structure,urban commuter traffic,residential space and employment space;At the sub-regional level,in view of the problem of work-housing balance in each region,the optimization suggestions are put forward,such as improving the quality of living environment,constructing rapid and chronic transportation systems,unblocking north-south traffic,and constructing circular commuter transportation network.
