Currently,with the continuous tightening of national regulatory policies on the real estate industry,the profits of the real estate industry continue to decline.As the specific constructors of residential projects,the profits of general contracting units have also experienced a significant decline,especially after the market size has shrunk,and competition among various units has become increasingly fierce.At this point,whether the construction unit can effectively control construction costs has already determined its ability to survive in fierce competition.This study is conducted from the perspective of the construction general contracting unit,combined with practical projects.It is hoped that by analyzing the factors affecting construction costs,the impact of each factor on the project can be identified,and corresponding control measures can be formulated to enhance the construction cost control ability of the construction general contracting unit.During the analysis of influencing factors,the paper used literature survey method,consulted relevant materials on data platforms such as CNKI and Wanfang,and used expert survey method to investigate industry experts from different units such as construction and cost consulting.Finally,17 influencing factors such as labor costs and material costs were determined.Then the paper divides each factor into three categories: “engineering cost”,“process management”,and “society and environment”.Among them,the "process management" category contains the most factors,with a total of 11 items.Subsequently,the paper analyzed the impact of relevant factors on the case project,using methods such as principal component analysis and questionnaire survey.Through a combination of quantitative and qualitative analysis,the paper determined the magnitude of the impact of various factors on construction costs,identified specific problems in the project,and pointed out that labor costs,schedule management,and cost control system were the weak points of the project,which had a significant impact on construction costs.Finally,the paper developed corresponding control measures for the specific problems identified through literature review and communication with the project management team,and provided a brief summary and outlook for this research.This study combines case studies to conduct comprehensive and detailed investigation and analysis,with correct and reliable conclusions.The control measures obtained from the study are practical and feasible.At the same time,it is hoped that the construction cost influencing factors and cost control measures studied in the paper can provide certain reference and reference for the construction general contracting unit in project construction cost control. |
