With the overall slowdown in economic development,the management of assets has become increasingly focused on precision,especially regarding real estate investments,which have shifted from "zero-risk" financial management to investments with certain risks.Although construction companies serve as the primary productivity force in the construction industry,they seldom allocate substantial funds to research and development in project management methodologies.These companies often directly replicate others’ management approaches in construction project management,failing to make improvements that align with their own conditions,resulting in significant management deficiencies.Therefore,it is imperative to establish a comprehensive risk control system,cultivate a risk control mindset,and strengthen risk control measures to ensure the progress,quality,and cost of construction projects,ultimately achieving the goal of enhancing project value.This thesis first introduces and elucidates the project overview of G Residential Engineering Project,decomposes its work objectives,and proposes project construction objectives.Subsequently,after forming a preliminary research framework,potential risks of G Residential Engineering Project are identified through Delphi method,literature research,and questionnaire survey,yielding three core risks,namely project progress,quality,and cost,along with several secondary risk factors under each core risk.The Analytic Hierarchy Process(AHP)is then employed to evaluate the core risks and their associated secondary risks for G Residential Engineering Project,calculate the weight of each risk factor,and rank the results to determine the risk priorities during project implementation.Among them,cost risk is the most significant,followed by quality risk,while progress risk is relatively smaller.Finally,risk control optimization measures are developed in conjunction with the risks of G Residential Engineering Project.Specifically,these measures include strengthening technological innovation management,dynamically adjusting progress plans,enhancing project organization coordination,implementing infectious disease prevention and control policies,and improving natural disaster response measures for progress risk control optimization;upgrading the comprehensive quality of construction personnel,reinforcing material quality control,optimizing the selection and usage of construction machinery,strictly implementing technical disclosure for management personnel,and enhancing environmental adaptability for quality risk control optimization;and strengthening the prevention of labor cost risks,enhancing construction material cost management,correctly utilizing new technologies and processes,strictly controlling design changes,and improving bidding management level for cost risk control optimization.Ultimately,construction measures are developed based on the characteristics of project risks.Through the research presented in this thesis,the risk control of similar G Residential Engineering Projects can derive reference significance and valuable insights.
