| Unified registration of real estate is an important measure to protect the legitimate rights and interests of property owners and improve government governance efficiency.However,at present,Chinese real estate registration mode is still two-dimensional.With the sustained development of social economy and the limitation of urban land resources,The increasingly three-dimensional development of land use.The traditional registration method based on the division of two-dimensional boundaries can no longer accurately describe and express the complex distribution of property entities in three-dimensional space.In order to realize the vertical division of real estate and the precise management of three-dimensional property space,The real estate registration must complete the leap from two-dimensional to three-dimensional.At present,the means of obtaining 3D data are more diverse and the cost is lower.The 3D model assisted real estate registration and management can help users see the real estate and its surrounding conditions intuitively and reduce property disputes.Based on the UAV oblique photogrammetry technology and BIM technology,this thesis constructs the real 3D model and BIM model,and solves the problem that the real 3D model itself cannot achieve the single selection and the hierarchical and household query of BIM model.Then,the two models are associated and displayed in linkage.Finally,the real estate management system based on the real 3D and BIM is designed and implemented.The main research contents of this thesis are as follows:(1)Construction of Realistic Estate 3D Model and BIM Model.Firstly,based on the UAV oblique photogrammetry technology,the oblique image is collected by the UAV,and then Build the real 3D model on the Dajiang Intelligent Map software.Finally,the BIM model is built by adding components such as doors,windows,ceilings,floors and roofs to the revit software based on the hierarchical household map and real estate mapping data in CAD format.(2)Real Estate Layered Household Based on Realistic 3D Model and BIM Model.In view of the defects that the real 3D model cannot achieve the effect of monomer selection and the BIM model cannot perform hierarchical and household display,query and positioning,the dynamic monomer of the real 3D model is achieved by dynamically loading the building contour vector file,and the original model tree file of the BIM model is modified to the structure of building-floor-household-subcomponent,and then the hierarchical and household display and positioning of the BIM model are controlled by the model ID,Finally,the BIM model and the real 3D model are linked through the hierarchical attribute to realize the linkage display of the two models.(3)The design and implementation of real estate management system based on real 3D and BIM.Based on the front-end Vue framework and Nodejs back-end server,combined with Cesium,Geo Server,Mongo DB,Echarts and other technologies or tools,the system is divided into real estate registration management subsystem and3 D real estate visualization subsystem through system architecture design and functional module design.The real estate registration management subsystem mainly provides real estate registration business processing,review,entry and real estate data visualization functions;The 3D real estate visualization system mainly provides 3D real estate visualization and management query tools for relevant personnel.Its main functions include hierarchical and household query of real estate information,model linkage,spatial analysis,model measurement and pull frame query.The efficiency and quality of real estate registration can be improved by using 3D model. |
