| Land is an important means of production in traditional societies and a core asset in smallholder family operations.With the development of social economy,the land transaction system in the Republic of China period gradually became institutionalized,and the form of transaction also had the characteristics of flexibility and multi-level.During the same period,land transactions in the Qingshui River Basin were regulated by the government,and the Republic of China government continued to introduce relevant land management measures;As seen from the Qingshuijiang documents,the people have the trading habits of one field and two masters,subject to clan relations,personified transactions,and private contracts and contracts in land transactions;The forms of land transactions are diversified,and a variety of land rights transfer methods such as sale,pawn,lease,pawn,pawn,and mortgage have been formed;The subject of the transaction is rich in species,in addition to conventional fields and dry land,there are also such as woodland,garden land,cemetery,etc.After the two parties to the transaction complete the transaction negotiation and sign the land transaction contract documents,it is the complete process of the land transaction process.In this process,the participation of Chinese people plays a great role in promoting the realization of transactions.According to the statistical calculation,the fluctuation range of land transaction prices in the region is obvious.In 1912-1949,there were ten obvious increases and decreases in land price changes.However,during the same period,the magnitude and period of change of land prices in different counties varied.There are many factors influencing land prices,one of which is related to the complex social background of the same period,social turmoil.Demographic changes are constant,and there are fewer periods of economic stability;On the one hand,the currency continued to depreciate and prices were unstable,resulting in uncontrolled economic development and the withering of people’s livelihood;on the other hand,the government of the Republic of China did not pay enough attention to the phenomenon of land annexation,which contributed to the reality that a large number of peasants lost their land and made the economy continue to be unstable.On the whole,the official legal system and civil patriarchal law are the guarantee that land transactions can be realized.Flexible and diverse forms of land transaction meet the family management needs of farmers,resulting in the continuous reorganization of agricultural production factors and the optimal allocation of agricultural resources.Nowadays,rural revitalization is inseparable from the discussion of rural land disposal,and the transaction of rural land should fully consider the government’s system-level supply,and manage it according to local conditions in combination with local geography,customs and habits.While protecting peasants’ land rights and interests,it is also necessary to guide the rural land market to actively and effectively allocate land factors. |
