The evaluation of agricultural land is the measurement and evaluation of the objective scientific and economic value of agricultural land,which is of great significance to the reform of China’s agricultural land protection system and agricultural land use mechanism.At present,the value theory of western socialist countries has been relatively perfect,and the research on the value of agricultural land has also been quite mature.In China,the current property right system of agricultural land is different from other developed capitalist countries,which also determines the characteristics of China’s agricultural land market structure and agricultural land value composition.Therefore,it is absolutely necessary to study the formation process and evaluation method of agricultural land value according to China’s agricultural characteristics.However,the current backward evaluation theory and practice are not conducive to the effective management of agricultural land,It is also not conducive to the effective protection of the legitimate rights and interests of the majority of agricultural people.In this paper,the income reduction method,cost approximation method and surplus method are used,and the market comparison method is used to evaluate the value of agricultural land.This method reflects the economic significance of agricultural land more scientifically and objectively.Although there are certain limitations in regional scope and scale,it can effectively,scientifically,rationally and comprehensively manage agricultural land according to law,Give full play to the function of rational allocation of land resources in the land market,promote the intensive and effective use of land resources,and further improve land production capacity and efficiency.After that,according to the actual situation of the farmers in the study area,combined with the analysis of their agricultural land evaluation results,the article selects the appropriate amount of agricultural credit guarantee for them,and according to the agricultural credit situation in the region,puts forward its own views,which provides a basis for promoting the development of regional agricultural credit and agricultural development.The main research results are as follows:(1)For agricultural land with different development,construction and management conditions,appropriate methods shall be selected for agricultural land price evaluation.Among the 10 sample points,agricultural land A,C,D,E,F,G,H,J is applicable to the income reduction method for valuation because of its stable operation and relatively stable income and expenditure in recent years.However,agricultural land B has unstable income and expenditure in recent years,which is applicable to the cost approximation method.Agricultural land F is under development and construction,and its estimated value is applicable to the residual method.Among them,the valuation of agricultural land at three sample sites A,B and C for hawthorn planting is 635825.40 yuan,643197.92 yuan and586978.70 yuan respectively;Among them,the agricultural land valuation of three sample sites D,E and F for planting Salvia miltiorrhiza is 777,659.90 yuan,1,665,660.60 yuan and734,018.40 yuan respectively;The agricultural land G for planting honeysuckle is valued at2428873.60 yuan,the agricultural land H for planting corn and wheat is valued at 3407473.20 yuan,the agricultural land I for planting mushrooms is valued at 734018.34 yuan,and the agricultural land J for planting nectarines is valued at 3409492.00 yuan.(2)In combination with the personal credit data and agricultural land valuation results collected in the process of business processing,we can get the approximate value of the maximum guarantee limit for 10 growers.Among them,the maximum guarantee limit of Jia,Wang and Wang,contractors of A,B and C planting hawthorn,is 799747.62 yuan,783959.37 yuan and 470093.61 yuan respectively,and the final credit limit is 500000.00 yuan,500000.00 yuan and 200000.00 yuan according to individual needs.Among them,the maximum guarantee limit of Jia,Wang and Wang,contractors of D,E and F planting salvia miltiorrhiza,is 425297.97 yuan,730698.18 yuan and 385205.52 yuan respectively,and the final credit limit is 300000.00 yuan,500000.00 yuan and 300000.00 yuan according to individual needs.The maximum guarantee amount of Wang,the contractor of agricultural land G,is 1238662.08 yuan,and the actual guarantee amount is 500000.00 yuan;The maximum guarantee amount of Wang,the contractor of agricultural land H,is 2432241.96 yuan,and the actual guarantee amount is 900000.00 yuan;The maximum guarantee amount of Qiu,the contractor of agricultural land G,is 1277705.50 yuan,and the actual guarantee amount is 500000.00 yuan;The maximum guarantee amount of Gao,the contractor of agricultural land G,is 4457847.60 yuan,and the actual guarantee amount is 2800000.00 yuan;(3)This paper will take the cases involved in the agricultural credit work as the main research,deeply discuss and practice the principle and application of agricultural land value evaluation,and study the agricultural land value evaluation method suitable for the current work.At the same time,through the research on the economic price of agricultural land,we designed an evaluation index system for the repayment ability of loan households on this basis.Compared with the results of successful cases,we further improved the system and promoted it in the future agricultural credit work.
