Nowadays, in the west world where the value theory is comparatively perfect, the value structure of agricultural land is well studied. But in our country, for one thing, the current property right system of agricultural land is different from that of others. This kind of system makes the market and the value formation of agricultural land special. So it is necessary to study the value structure and the valuation methods of agricultural land based on the specialty of our country. For another, there is no uniform and integrated understand to the value structure of agricultural land. The valuation on agricultural land is often limited to its economic value, while its social value and landscape ecological value are not well done. Upon the whole, the theory and practice on the valuation on agricultural land is laggard, which will not benefit the reasonable transaction of agricultural land and the protection of legal rights and interests of peasants. The dissertation indicates that the value of agricultural land is composed of not only the economic value which is the capitalization of land rent but also the social value and ecological value. Based on the above-mentioned theory, a model for evaluating the total value of agricultural land of a county is established, which may be the foundation of the land qualitative and ecological management. Income capitalization and the cost approach are applied to appraising the economical value of agricultural land that is the productive value. The external adjustment is introduced when applying the cost approach, so the price we get is close to its market price. To evaluate the ecological value , the contingent valuation method (CVM) is tentatively applied to the tourism region having a small area of agricultural land by investigating willingness to accept. The method make the environmental value of agricultural land scientifically and objectively reflected, but it is limited in region and scale. In theory, agricultural land requisition price is composed of land economical price and land social insurance price. In the dissertation, the land requisition regions are plotted out and its price are valuated by superimposing the map of standard agricultural land price on the social insurance map.
