Long-term rental apartments are an emerging industry that has emerged in recent years.Due to the support of national policies and the entry of financial capital,many enterprise groups are involved in long-term rental apartments.This brought prosperity to the apartment rental market,but also caused many problems due to the inherent hidden dangers of the apartment rental business model.The accumulation of problems not only restricts the related enterprises from achieving sound operation,but also destroys the order and stability of the apartment rental market.In view of this,carrying out a research on the operation model of long-term rental apartments is not only to discover the basic laws of market operation through systematic analysis,so as to provide certain consulting suggestions to related companies,but also helps market managers to target the operation model of long-term rental apartments.Existing problems,formulate standards and policies that can not only maintain market order but also stimulate the enthusiasm of enterprises.The thesis includes five parts:first,it mainly explains the basic concepts of long-term rental apartments and related theories of business operation models;second,it analyzes the development background and current situation of the long-term rental apartment market,that is,the current operation of long-term rental apartments The situation,carried out a more in-depth analysis on the nature,risks,types of long-term rental apartments;third,based on the case,discussed four typical business operation models of long-term rental apartments in China,that is,the rent difference+decoration investment The premium model,the eco-community+value-added service model,the lease-before-sale model,the asset acquisition+holding business model were analyzed.Fourth,based on the analysis of the four business operating models of the long-term rental apartment,it pointed out Problems in the operation model of long-term apartment in China,such as difficult profit,small scale,large capital gap,lack of industry standards,shortage of talents,etc.Fifth,propose practical solutions to the problems in the operation model of long-term apartment,That is,reducing costs,expanding regulations and increasing efficiency,expanding financial channels,establishing industry standards,and training professionals.In short,China's long-term rental apartments are expanding rapidly.In the context of diverse models and continuous renovations,they have also encountered many operating difficulties.For an emerging market,it is not appropriate to over-exaggerate its existing disorder,nor should it relax its vigilance against possible consumer rights violations.In addition,it should also be seen that model innovation can provide tenants with diverse options.I believe that with the formation of industry standards and orderly competition in the enterprise market,it will surely promote the healthy development of the long-term rental apartment industry.
