Abstract/Summary:
The development of the real estate management industry goes back 150 years.At this stage.this industry belongs to the management service industry of my country’s tertiary industry and is also one of the emerging industries.With the rapid development of the real estate industry in recent years,the number of different modern real estate companies is constantly growing,the range of services is constantly expanding and people are placing ever higher demands on property management.the process of providing real estate services the project manager is the most important person,the backbone of the entire enterprise,Responsible for integrating corporate resources.In the internal management of the logistics industry,it is particularly important to evaluate the work of the project manager.Specific principles should be followed to establish a sound indicator system.Whether the assessment result is fair or not is directly related to the interests of employees and the development of the enterprise.The owner is the fundamental link that establishes communication and connection between the two.Project managers are very different from regular employees in their job and the nature of their work.How to formulate a scientific and sound performance management mechanism for project managers is a question worth considering.However,Country Garden Real Estate Dalian also has some drawbacks in this regard.For example,they do not follow the objective rules of performing evaluation tasks,the construction of indicators is unscientific and irrational,and the distribution of weights cannot emphasize the differences.Therefore,the results of the evaluation cannot fully and accurately reflect the project manager’s performance and the results of his work.Therefore,the current valuation mechanism is in urgent need of reform,Enterprises should follow the principles of scientificity and rationality,establish and improve the performance appraisal system of project managers,and ensure the smooth operation of the whole.Based on the above situations,this paper takes Country Garden Property Dalian Branch as the research target,It systematically investigates the status quo of the project manager’s performance indicator system,identifies various obstacles,and proposes appropriate optimization plans in accordance with the principles of science,efficiency and rationality.Based on the theory of performance evaluation,this paper combines the overall status of company performance indicators with appropriate research tools.The specific problems can be summarized as follows:managers fail to determine the corresponding performance evaluation indicators according to the requirements of the enterprise development strategy,resulting in a disconnect between the two;the design of indicators is not scientific;The "learning and growth" dimension is considered;the weighting of indicators is not divided according to the principle of rationality.Therefore,according to the actual development of the company,managers focus on strategic planning and related requirements,follow the detailed indicators of the performance evaluation theory "BSC+KPI",four aspects(financial,internal operations,customers),learning and development).The strategy is subdivided,and then KPI indicators are determined to ensure the quantification of each indicator.Then,the Delphi method and the order relation analysis method were used,and after repeated rounds of sorting,discussion,and induction,until the opinions were unified.The weights of the newly designed indicators are allocated in accordance with the principles of rationality and science,and the company strategy is decomposed to ensure that it covers all fields and aspects of the project manager’s performance appraisal.In addition,in the process of implementing the performance appraisal system and improving the operation plan,grasp the key points and different key measures such as organizational construction,system,personnel,etc.,and formulate methods that can help the new appraisal system run faster and better,and eliminate the project manager’s concern for The rumination of optimization programs,in order to improve the level of the entire enterprise.Depending on the specific situation of the company’s development,the author uses a variety of research methods to comprehensively analyze the operation of the system of project managers’ performance evaluation indicators,and on the basis of detecting defects,he follows the "problem identification,problem analysis,problem." A workable improvement plan is proposed which plays a positive role in enhancing the effectiveness of the employee appraisal system and can also provide more valuable references for other companies in the same industry to conduct performance appraisal management.
