| Real estate education projects refer to the projects that add some education requirements and operate under planning policies.Because of their natural public welfare and universal benefits,real estate education projects can not be simply compared with ordinary projects.At the same time,the real estate education projects investment is by the developers.The cost of the projects is one of the factors to consider.But the developers must take the social responsibility.However,economic benefits and social benefits are not oppose,they can coexist simultaneously.The developers will have a chance to participate of the education project.One the one hand,the developer can accumulate experience.On the other hand,they will consider that participate or not.Furthermore,they how to operate the project while they participate it.Above all,it will effect the development and long-term planning of the real estate company.Therefore,the author analyzes and studies the real estate education project from the operating model point of view.First of all,we use the method of literature research,investigation,induction and case analysis,comparative analysis method,combining with the current in this thesis.According to "real estate + industry" the operating model and planning requirements,the enterprise aspiration,the depth of operation,summarized education commonly used three kinds of the model points.They are "Turnkey" mode,cooperative operation mode and independent operation mode.Then,analyzed and compared their differences,advantages and disadvantages.The author research with the example by the method of engineering economic technical analysis.Analyzes the social benefits,financial benefits,sustainability and risk factors of the project sin different operating models.Arrive at the conclusion that higher financial benefits and lower risk.In addition,the author compares the degree of standards and give the appropriate weight.Then we can come to a conclusion that cooperation operation model have higher score and decision preference with the application of analytic hierarchy process(AHP)YAAHP software.Finally,the author summarizes that the choice of educational real estate operation mode is a relatively safe mode choice by consider the economic benefits,risk control and decision preference.This thesis provide guidance to the developers for the plan to participate into education real estate based on the government point of view and the real estate education project example.And it will assist to the high quality of the education development. |
