Research On The Definition And Performance Evaluation Of Real Estate Corporate Social Responsibility Behavior

As China has entered a new era of socialism and gradually built a law-based society,the relevant laws of real estate enterprises have been gradually improved.However,in the current era of ruling the country by law,real estate enterprises have insufficient awareness of social responsibility,and their behavior does not conform to the current era background of China,and the evaluation criteria are not unified,which is not conducive to the establishment of a good image of real estate enterprises.Based on this,this paper studies the definition of accountability behavior of real estate enterprises,the establishment of comprehensive evaluation index system,the establishment of quantitative model of accountability performance and so on.First of all,based on literature research,through stakeholder theory and hierarchy division theory,the behavior boundary criterion of real estate corporate social responsibility(CSR)is established,and it is determined that enterprises should assume two levels of responsibility for seven stakeholders,namely superior legal responsibility and moral charity responsibility.According to the connotation of CSR,the content of the social responsibility reports of 14 real estate enterprises is analyzed,and the main performance behaviors with a frequency of more than 20% are summarized.In combination with the Company Law and other relevant legal provisions,it defines the superior legal responsibility behavior of each stakeholder,and in combination with the basic framework of China corporate Social Responsibility Reporting Guide CASS-CSR4.0 and other relevant documents,it defines the moral and charitable responsibility behavior of each stakeholder.Secondly,97 specific indicators are determined for screening and screening of CSR behavior.Factor analysis and LOWA operator are adopted to screen the identified indicators.Finally,an evaluation indicator system including 7 stakeholders,2 levels and 47 specific indicators is established.The analytic hierarchy process was used to obtain the relevant data of the evaluation indexes through questionnaire survey,construct the judgment matrix,and use the root method to calculate,finally get the weight value of each evaluation index.Through the fuzzy comprehensive evaluation method,determine the quantitative grade,select the synthetic algorithm,and finally build the quantitative model of the performance of real estate enterprises.Finally,the established performance quantification model is used to quantify the social responsibility performance of enterprise A in 2020.The results show that the quantified value of A company’s social responsibility performance in 2020 is 74.12 points,and the quantified grade is good.The quantified value and grade of each specific indicator are obtained.According to the quantified results,the social responsibility performance of A company is evaluated and suggestions for improvement are put forward.Through the example verification,the established quantitative model of CSR performance can effectively evaluate the performance of real estate enterprises’ social responsibility,and help real estate enterprises better undertake CSR.Through the above research,establish suitable for China’s new era characteristics of CSR comprehensive evaluation index system,construct a more scientific CSR performance of the quantitative model for performance,enrich the theory of CSR in China,provides the real estate enterprises to fulfill social responsibility action direction,also for the real estate enterprise social responsibility to fulfill the performance measurement provides a scientific method.
