The real estate industry is the main pillar industry of our national economy.Its vigorous development will have a huge linkage effect on other industries.In addition,land is a non renewable natural resource.How to obtain the maximum economic benefits on the limited land is also a major problem faced by China’s real estate industry.China has adopted tightening policies for the real estate industry in the recent stage,and the real estate industry is limited by policies to a certain extent.However,with the improvement of China’s per capita GDP and the rise of economic level,it has played a positive role in promoting the development of real estate industry;At the same time,China is gradually aging,and the real estate service industry has attracted more and more attention.People’s demand for real estate has gradually shifted from the traditional demand for quantity to the demand for quality,and pay more attention to the high-quality real estate industry.Firstly,this paper mainly introduces the theory and development trend of market positioning of Chinese real estate enterprises,as well as the principles and process of project market positioning.Secondly,based on the analysis of the current situation of real estate development in Shenyang,combined with specific project cases,this paper carries out data investigation and research,analyzes the problems and key influencing factors in the process of project development,finds out the causes of the problems and gives theoretical guidance,Finally,constructive suggestions are put forward for the development and construction of the project.It has great guiding significance for real estate companies to supply marketable real estate to the market and reduce the residential vacancy rate.In the first two chapters of this paper,it mainly analyzes the relevant concepts of the theme of real estate development project market positioning,discusses the practical role of these concepts,explains the principles of real estate project market positioning,and analyzes the factors affecting product positioning.The third and fourth chapters mainly introduce the current situation and existing problems of Shenyang real estate market,introduce the project background of Baichen mansion in detail,and investigate and analyze the competitive products in the regional plate from many aspects.The fifth and sixth chapters focus on the design of questionnaire,data collection and the reliability and validity of samples.On this basis,it focuses on the demonstration of the product positioning and value building of the platinum Chenfu project,and gives guidance and adjustment direction.
