Market positioning is nothing short of a “development gene” in a real estate project: it is essential to the development and operation of any real estate project and will have a direct influence on the final products,the sales and operations strategy,and returns.There are many real estate companies that have great designs and outstanding construction ability but still suffer poor sales performance and the reason behind is an inaccurate or even wrong market position.Therefore,systematic research on market positioning will greatly help improve future positioning efforts.This article analyzes the market position of Project SC by looking into the fundamental theories,research methods and implementation of market positioning for real estate projects and is mainly comprised of four parts: a)an introduction to market positioning fundamentals for real estate projects,which is based on market positioning research from similar projects at home and abroad,b)basic information of the project and market analysis,which explains the situation of Project RC and the problems the project faces,and takes advantage of various research methods to determine its market position,c)a summary of its market position and a feasibility analysis,which chooses related indicators for simulation analyses and project positioning evaluations,d)suggestions for the implementation of the positioning strategy to enhance its viability.This article sketches out the market position of Project SC based on market analyses,uses the project's financial data to analyze and discuss the feasibility of such a strategy and gives suggestions on its implementation.While this article is an analysis of Project RC,it will also serve as an example for other real estate companies and other companies facing a similar situation to conduct their own market positioning research.
