The real estate industry has developed rapidly in the past 30 years,which is the "golden age" of development.However,in recent years,the state to the healthy and stable development of the real estate industry for the purpose of a series of regulation and control policies to strengthen the market monitoring.In addition,the industry itself has a large demand for funds,long investment cycle,slow recovery of funds and other characteristics of the industry and the high debt,high cost of operation mode,so that the real estate industry is bound to face many financial risks.The enterprise ranks top in the comprehensive strength of the real estate industry and is representative to some extent.However,the enterprise has problems such as high debt repayment risk,unreasonable financing structure and improper cost control.Therefore,the financial risk analysis of China Exchange Real Estate is helpful to improve the risk management level of the enterprise and promote the healthy development of the enterprise.This paper takes CCCG as the research object,and uses factor analysis method,literature research method and comparative analysis method to conduct in-depth research on its financial risk.This paper is divided into five parts.First,the research background,purpose and significance of this paper are introduced,and the research methods and ideas are summarized by referring to domestic and foreign research literatures.Secondly,it introduces the concept of financial risk,types of financial risk,risk management theory and capital structure theory,which lays a theoretical foundation for the full text.Based on the financial indicators of the enterprise in 2018-2022,the paper analyzes the solvency,profitability,operation and growth capacity of the enterprise.Then,select the 2018-2022 financial indicators of 90 real estate companies in the same industry,and use factor analysis method to evaluate the financial risk of enterprises.The analysis and evaluation results show that the main problems exist in the enterprise are: unreasonable debt structure,too blind investment,improper inventory management,improper cost control and the market environment and policy changes do not respond in time.Finally,in view of the identified risks,it proposes to set up a reasonable financing structure,expand financing channels,analyze the feasibility of the investment,expand sales channels,formulate effective cost management plans,and formulate strategies that fit the market situation and national policies,so as to reduce the financial risks of the enterprise and provide guarantee for the healthy development of China Communications Real Estate.
