Dazheng real estate company is approved by the people's government of Zhengzhou city,Henan,in July 2007,was registered in industrial and commercial administration bureau of Zhengzhou city natural partnership investment enterprises,the main real estate development,construction,decoration engineering construction,real estate sales and industrial investment,etc.The Dehua building project is an important project for the survival and development of Henan Dazheng real estate co.,LTD.With the rapid development of domestic commercial real estate,the diversity,complexity and risk of commercial real estate projects are becoming more and more prominent.Facing Dehua building project in preparation,construction and completion risk problem,how to the project risk factors identification and evaluation,and to effectively control and prevent problem to be solved is Henan Dazheng real estate company.In this paper,based on the collected a large number of documents,project risk management as the theoretical basis,related project risk management,systematically research on Henan Dazheng home-buying Dehua building project risk control strategy.Firstly,the problems in risk management of the project are revealed through the background analysis of the status quo of Henan Dazheng real estate company and the Dehua building project.Secondly,Dehua building project can be divided into preparation,construction and completion of delivery three stages,using the method of check list and brainstorming on the three stages of team building,policy,technology risk,security risk,schedule risk and quality risk,cost,risk and completion risk factors in the recognition.Furthermore,qualitative and quantitative analysis tools were used to evaluate the above risk factors.Finally,through risk transfer,risk mitigation,risk self-retention,risk sharing and emergency measures,the risk control strategy of Dehua building project of Henan Dazheng real estate company is provided.In this paper,characteristic and innovation lies in:(1)use of brainstorming method and check table method,of Dehua commercial building project preparation,project construction and completion of delivery three stages of risk factors for identification;By using the list ranking method of risk management and expert evaluation method,the risk factors of the three stages of the project are analyzed qualitatively and quantitatively,and the decision-making basis for risk response is provided.(3)of the different risk problem,provide the Dazheng real estate company,Henan Dehua building project risk control strategy,form the Dazheng real estate company,Henan commercial real estate project risk control systemic process documents.This paper not only puts forward the risk control strategy of Dehua building project,but also provides a set of operational risk factors identification and evaluation method for the commercial real estate project development of Henan Dazheng real estate co.,LTD.This commercial real estate project management and control system for other real estate enterprises in different formats of the project has a reference and guidance.
