In recent years,with the rapid increase in the scale of existing housing in China,the property management industry has experienced a period of rapid development.The government has also attached greater importance to the high-quality development of the property management industry,and relevant policies are becoming increasingly perfect.The owner group’s demand for property services has become increasingly refined,and higher requirements have been put forward for the comprehensiveness and timeliness of services.S Property Management Company was established in 1990 and is a property management enterprise with the main core business of providing residential project property services.It has a high industry position and corporate reputation in the industry.In the face of a series of changes arising from the new environment and demand,S Property Management Company’s recent performance has been somewhat lackluster,reflected in the LXC residential project,where the complaint rate of homeowners has been increasing year by year.In the two internal censuses of the project,homeowner satisfaction has decreased to a certain extent.This article explores the current satisfaction status of S Property Management Company’s LXC project,attempts to identify existing issues,and provides corresponding improvement suggestions.This article refers to the relevant theories in the field of customer satisfaction research,and based on the characteristics of CCSI,SERVQUAL,and other models,combined with the current satisfaction status of the LXC residential project of S Property Management Company,establishes a customer satisfaction index model that conforms to the project.Conduct an investigation on the owner satisfaction of the LXC project through online surveys,interviews,and other forms.Use the customer weighting method to determine the weight of the evaluation indicators.Finally,use the customer satisfaction strategy matrix to assist in problem analysis,so as to determine the core advantages of the LXC project from the customer perspective,as well as the main issues that need to be improved,and propose corresponding improvement strategies.By identifying and collecting the effective needs of owners,and combining the company’s own resource advantages to anchor new growth points in the business field,S Property Management Company can ensure that it can maintain its core competitiveness and maintain customer resources.
