| China ’s property management industry started late.Although it has begun to take shape after more than 40 years of development,due to factors such as imperfect industry management measures,complicated service environment and human factors,the property industry has poor overall service quality and low level,especially small and medium-sized property management companies.With the development of society and the progress of science and technology,people ’s living standards are constantly improving,so there are higher requirements for the service quality of property companies.However,the management ability and service quality of a large number of property management companies that have emerged in the domestic market cannot meet the needs of owners,which eventually leads to conflicts between owners and property management companies.The owners ’ complaint rate of property services has increased and their satisfaction has decreased.In order to explore how to improve the quality and level of property management services in China,aiming at the problem of low satisfaction of owners with property management services,this paper takes the current situation of property management in China as the starting point,summarizes the current research contents of domestic and foreign scholars on property management and owner satisfaction,and deeply understands the general situation of property management at home and abroad.Through the study of relevant theoretical knowledge of property management and owner satisfaction,a representative LY property management company was selected among many small and medium-sized property management companies,and the owner satisfaction of LY property management limited liability company was taken as the research object,combined with the multi-level and multi-faceted characteristics of property management.Through access to information,questionnaires,etc.,from many aspects of the status quo of the property company services to do a description and statistical analysis,a preliminary understanding of LY Property Management Co.,Ltd.managed by the seven residential district service status and the owners of the service satisfaction.At the same time,in order to confirm the reliability and validity of the questionnaire design,the reliability and validity analysis is completed.Then,the analytic hierarchy process is used to establish the evaluation index system of the owner satisfaction of LY property management company,and the weight of the first-level evaluation index and the second-level evaluation index is calculated.The fuzzy comprehensive analysis method is used to further calculate the satisfaction degree of each index.Finally,it is concluded that the owners of the service industry of LY property company are mainly less satisfied with the three first-level indicators of maintenance management,community culture and comprehensive management,followed by the owners ’ satisfaction with the two first-level indicators of safety management and service management.The degree of satisfaction is general,and the conclusion of higher satisfaction with environmental management.At the same time,the article focuses on the analysis of the impact of secondary indicators on owner satisfaction.Finally,according to the existing problems,it proposes a feasible service improvement strategy for LY property company. |
