Research On Cost Management In The Implementation Stage Of M Real Estate Project

In recent years,with the continuous regulation and control of the real estate industry by the national policy,and the policy of "no speculation in housing" and "stabilizing the price of housing and land and stabilizing the expectation",the overall scale of the real estate industry and the industry profit have been greatly reduced,which also prompted the real estate enterprises to strictly manage,reduce costs and increase efficiency,and ensure the profits of enterprises through efficient management and reasonable cost control measures.However,the real estate construction project involves a wide range of aspects,a long construction period,and many construction procedures,among which cost management is an important and delicate work.The project construction process is divided into different stages,of which the implementation stage of the project construction should have the greatest impact on the construction cost.In order to do a good job in the overall cost control of the project,it is necessary to formulate appropriate cost control measures according to the different conditions of the implementation stage.M real estate project is a wholly-owned project company acquired by the company.The project involves relocation and resettlement housing.The construction period and quality of the project are subject to certain constraints.Based on the above conditions,this paper takes the cost management in the implementation phase of M real estate project as the research object.After collecting and sorting out the relevant theories of cost control,it sorts out the current situation of cost management in the implementation phase of M real estate project and finds out the deficiencies of cost management in each phase.This paper studies the cost management from the aspects of M real estate project company and project organization,as well as the design,bidding contract,construction organization and site management in the implementation stage.Propose methods to improve the organization efficiency,reasonably cancel the process,optimize the contract terms,change the construction sequence,and strictly control the site.Through reasonable cost management measures,the goal of project construction cost control was achieved while ensuring the quality and duration of project construction.I hope that this study can provide help for the cost control of similar project construction.
