In recent years,with the implementation of the "non speculation in housing" policy,the price of commercial housing has declined,but the price of housing in school districts remains high.Taking Laishan District,the core development area of Yantai City,as an example,this paper constructs a hedonic price model,using second-hand housing transaction data as a sample,to conduct a systematic study of educational factors.This article focuses on the impact of educational resources on housing prices in Yantai City.Firstly,relevant theoretical foundations are introduced,including the basic principles of the impact of educational resources on housing prices and the theory of hedonic price models.Qualitative analysis is also conducted on the impact of junior high school layout on surrounding housing prices.Secondly,the main property data in Yantai urban area are collected based on factors such as architectural characteristics,location characteristics,neighborhood characteristics,and educational characteristics,and the educational characteristics are refined;Quantify the differences in education quality among various schools,construct a hedonic price model,and then analyze the impact of education resource related variables on school district housing prices.The study found that the impact of education factors in Laishan District is relatively significant.Thirdly,based on years of data,the spatiotemporal analysis of housing prices and their influencing factors is conducted to provide the temporal and spatial development rules of housing prices in key development areas of Yantai City.Based on the analysis of factors such as admission policies,school faculty,and enrollment rates,the study found that educational factors have significantly changed over time,and the impact of the number of teachers with graduate degrees or above is constantly weakening.Finally,corresponding suggestions are made to relevant departments of Yantai Municipal Government.Due to the concentration of high-quality education resources,the education premium presented by school district housing is also significant.It is recommended that relevant government departments can appropriately balance the strength gap between various schools to control the rise of the education premium.Suggestions for developers are how to comply with government decisions and how to develop for home buyers.The advice for home buyers is to ensure the admission conditions of their children while considering the preservation and appreciation of their housing.
