The Theory Of Urban Regeneration About Regeneration-space, Regeneration-time And Regeneration-degree

Since 1980, urbanization has become the most important character of Chinese modernization development, at the same time, the conversion from planned economy to market economy bring China into a totally new era; rapid increase of the population in urban area and the constantly changing of government policies not only changed historical-city space, but also reformed the physical urban space. The later 1990's, Urban Regeneration scopes continue from old-towns to new-district with construction by 1978 gradually. The paper take new-district as main subject investigated.Based on the clearly recognition of the subject to be studied, this thesis contents analysis about the growth and characteristics of contemporary towns; Then analyzing the motivation of contemporary urban area's regeneration, based on the basic human needs as the inner factor and government polices, strategies as the outer factor.When talking about the regeneration of contemporary town, firstly we should get to know which part of the town need to be regenerated, When is the best time to launch the program, and to what extent the regenerate work should go; these are the foundational questions to be answered. The location of the area that need to be regenerated. From the view point of physical space, this thesis talked about the location, area, regeneration phasing strategy, and the development of that urban place; from the view point of time, this thesis begin with efficiency item, talked about the sign that shows the urban place need to be regenerated, and provide comparative case studies of foreign urban regeneration, give the criterion of reasonable regeneration periodic judgment; from the view point of regeneration-degree, this thesis talked about the character and meaning of"regeneration degree", and defined the item"degree"both in urban space structure level and architecture renovation level. After all the foundational questions such as space, time and degree had been solved, this thesis continued talk about the relationship between the three. Finally, take a dynamic review of these three factors and their relationship, so that the frame work of compact city theory is built up.In the demonstration study section there are two parts: the guidance for practice of the theory & the test of theory when take into practice. In the first part, take Yuzhong peninsula as a case study, particularly describe the"urban space structure—frame work", with that urban design principle, talk about which part of the city need to be regenerated and to what degree the regeneration work should be operated. In the second part, take the regeneration-space, regeneration-time, regeneration-degre theory with practice, by contrast between nanbin'road and jiangtou-liangban.
