After more than 30 years of rapid development,the housing construction in China has gradually changed from the incremental stage to the stock stage.However,the existing residential regeneration and reconstruction in China is still in the primary stage.There are still many problems,such as incomplete data of existing residential materials,unsystematic reconstruction methods and poor continuity of reconstruction,which restrict the quality of existing residential buildings in China and the sustainable regeneration and reconstruction in the future.Based on the above background,this paper selects the external space of the existing multi-storey residential buildings in Xi’an as the research object.Specifically,it is developed from the following aspects:First of all,through the research on the existing residential regeneration practice in China and the existing residential renewal theory at home and abroad,it is pointed out that the maintenance regeneration design theory can cope with the continuous renovation of the external surface of the existing multi-storey residential building.Next,the external surface of the residential building in the selected typical residential area was investigated and basic information was collected.The spatial division of the external surface from macro to micro was determined,and the hierarchical model of the external interface was constructed.According to the hierarchical division of "building layer,facility layer and environment layer",the functional problems and location-based diseases of external surface space components are diagnosed in a typed manner.Secondly,according to the principle of maintainable regeneration,methods and policy mechanisms of existing residential exterior space improvement in developed countries and regions were analyzed and summarized to build a database of maintainable exterior space regeneration techniques.Again,starting from the theory of dimension and practical dimension,establish "graded response" both the residential outside surface of the regeneration strategy,namely based composite,optimizing class and special demand,through the index above regeneration technique library technique way,according to the demand of the weight associated with appropriate style is tie-in,put forward specific regenerative repair plan.Finally,combined with the proposed external space strategy of the existing residential buildings,a trial design of the surveyed residential buildings was carried out according to the scientific process index reconstruction method,in order to provide more multi-dimensional methods for reference and extension of ideas for the external space reconstruction of the existing multi-storey residential buildings in Xi ’an in the future.
